Description
The U.S. Government currently occupies office and related space in a building under lease in Newark New Jersey, that will be expiring. The Government is considering alternative space if economically advantageous. In making this determination, the Government, will consider, among other things, the availability of alternative space that potentially can satisfy the Government�s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime.� The Government is seeking to enter into a lease for space meeting the following requirements: � City, State: Newark, NJ Delineated Area:� North: Starting at the intersection of Summit Road & Interstate � 78, head west onto Interstate � 78. At the intersection of Interstate � 78 and Garden State Parkway, head south on Garden State Parkway until reaching Vauxhall Road. At the intersection of Vauxhall Road and Highway 22, head East on Highway 22 until reaching North Broad Street. Follow North Broad Street until reaching Lower Road which turns into Dayton Street. East: Head south from the intersection of Frelinghuysen Street (which turns into Newark Avenue) and Haynes Avenue. Head West from the intersection of Newark Avenue and North Avenue. Follow North Avenue which turns into Elmora Avenue. � South: Head west from the intersection of Elmora Avenue and Rahway Avenue, which turns into East Saint Georges Avenue. Follow East Saint Georges Avenue until turning into West Saint Georges Avenue. At North Stiles Street, head west until reaching Valley Road. Follow Valley Road until reaching Garden State Parkway. � West: At the intersection of Garden State Parkway and Valley Road, follow Central Avenue in the northwest direction. At the end of Central Avenue, continue onto Mountain Avenue. Follow onto Lawrence Avenue until reaching Highway 22. Follow Highway 22 until reaching Central Avenue. Follow west on Central Avenue until reaching New Providence 4/11 Road. At New Providence Road and WR Tracy Drive, follow WR Tracy Road. Follow onto Summit Lane until heading north onto Summit Road. (See attached map)� Minimum Sq. Ft. (ABOA):��84,345 Maximum Sq. Ft. (ABOA):��92,780 Space Type:��Office and Related Space Parking Spaces (Total):��207 �parking spaces Parking Spaces (Surface and Secured):��161 secured surface and 46 secure structured parking spaces� Parking Spaces (Reserved and Secured):��46 onsite parking spaces (Parking garage/area shall be in the building or connected or adjacent to the building. �The parking garage/area must be secured and lighted); 12 parking spaces for specialized utility vehicles.� Full Term:� 15 Years Firm Term: 10 Years Option Term: N/A Additional Requirements:�� ?�� �A covered sally port/garage is required. ?�� �Subleases are not acceptable. ?�� �All services, supplies, utilities and tenant alterations are to be provided as part of the rental consideration. ?�� �The offered space must meet or be capable of meeting Government requirements for Security, Fire Life Safety and Handicapped Accessibility. ?�� �The Government shall have access to the space 24 hours a day, 7 days a week ?�� �Space should allow for efficient layout and office workflow. Columns must have regular spacing of sufficient distance to support effective design. Offered space must meet Government requirements for fire safety, accessibility and sustainability standards per the terms of the Lease. �A fully serviced lease is required. �Offered space shall not be in the 100-year flood plain. � This procurement will be subject to all the rules, regulations, conditions and specifications stated in the Request for Lease Proposal package that will be sent out pursuant to this advertisement. � Expressions of Interest must be received in writing no later than July 10, 2020 at 5:00 PM Eastern Time, and should include the following information at a minimum: � ��� �Building name and address; ��� �Location of space in the building and date of availability; ��� �Rentable Square Feet (RSF) offered and full service rental rate per RSF; ��� �ANSI/BOMA office area (ABOA) square feet offered and full service rental rate per ABOA SF; ��� �Floor plans (as-built) identifying offered space; ��� �Name, address, telephone number, and email address of authorized contact. Owners, brokers, or agents may offer space for consideration.
