GSA Public Buildings Service CONTRACT OPPORTUNITIES Template for out-of-scope expansions mandatory for expansions that are determined to be outside the scope of the lease where the total requirement (original and expansion) Exceeds 10,000 aboa sf do not post ADVERTISEMENT for expansions DETERMINED to be within the scope of the lease. U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: Lutz City: FL Delineated Area: See narrative and map below Sq. Ft. (ABOA): 20,500 Space Type: Office, Lab & Warehouse Parking Spaces (Total): 36 Parking Spaces (Surface): 30 secure (fenced/gated) parking spaces 6 non-secure spaces Full Term: 20 years Firm Term: 15 years Additional Requirements: Space configuration shall be conducive to an efficient layout. Consideration for an efficient layout will include, but not be limited to, the following: size and location of interior fire (support) walls, size and number of columns, column placement, bay depths, window size and placement, convector size and placement, electrical and telephone accessibility, any angles, curves or offsets that will result in an efficient use of space. ABOA SF does not include areas such as stairs, elevators, mechanical and utility rooms, ducts, shafts, vestibules, public corridors and public toilets required by local code. Space shall be located in a modern quality Building of sound and substantial construction with a facade of stone, marble, brick, stainless steel, aluminum or other permanent materials in good condition and acceptable to the GSA Lease Contracting Officer.� If not a new Building, the Space offered shall be in a Building that has undergone, or will complete by occupancy, modernization or adaptive reuse for the Space with modern conveniences. All space must be contiguous on one (1) floor.� Building must have a loading dock or loading area. It is preferred that a Building be equipped with at least two (2) points ingress/egress with a direct route to the offered space. A fully serviced lease is required.� Normal Hours of Operation: 6:00 AM � 6:30 PM M-F; offered space must be accessible 24/7 Space must meet the Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the lease.� Offered building cannot have any residential tenants. Offered building must allow roof top rights for antennas. Other: Not all minimum requirements are reflected in this advertisement. Delineated Area: To receive consideration, submitted properties must be located within the delineated area.� Properties fronting any of the following roads are considered to be within the delineated area. Start at intersection of Fletcher Road and FL Route 41. Proceed north on the FL Rt 41, the western boundary, to its intersection with FL Route 54. Proceed east on FL Route 54, the northern boundary, to its intersection with Wesley Chapel Boulevard. Proceed northeast on Wesley Chapel Boulevard, the northern boundary, to its intersection with FL Route 581. Proceed south on Fl Rt 581, the eastern boundary, to its intersection with Fletcher Road. Proceed west on Fletcher Road, the southern boundary, to the starting point at the intersection of Fletcher Road and FL Rt 41. A map of the delineated area is provided for further clarification of the boundaries: Expression of Interest Submission Instructions/Requirements: Please provide the following basic information and description pertaining to the building you propose for consideration. All submissions should include the following information: Name of Owner; Address or locational description of the building; Age of building; Total existing gross square feet; and gross square feet per floor; Site plan depicting the building and parking; Floor plan and gross square footage of the proposed space; Identification of on-site parking; A map demonstrating the building is within the delineated area; Building owners must provide evidence of ownership.� Non-owners (e.g. prospective developers/lessors) submitting a building must provide evidence of permission or authority granted by property owner to submit the building to GSA for development; Any information related to title issues, easements and restrictions on the use of the building; A description of any planned land development or construction which will affect the building including neighboring projects and road/ utility line construction. note that any figures used for a cost benefit analysis (CBA) must be based on the results of the RESPONSES to this ADVERTISEMENT and additional market research (e.g., costar database searches, gsa listing files, etc.). Consideration of �non-productive agency downtime� in a CBA should be rare.
