- General Services Administration (GSA) seeks to lease the following space: State: Oregon City: Klamath Falls Delineated Area: Klamath Falls Urban Growth Boundary Minimum Sq. Ft. (ABOA) Office: 14,474 Maximum Sq.Ft. (ABOA) Office: 15,198 Minimum Sq.Ft (ABOA) Warehouse: �5,985 Maximum Sq. Ft. (ABOA) Warehouse: �6,284 Total Minimum Sq. Ft. (ABOA): 20,459 Total Maximum Sq. Ft (ABOA): 21,482 Wareyard Sq.Ft. (ABOA) 10,000 Space Type: Office, Warehouse and Wareyard Parking Spaces (Total): 150 Parking Spaces (Secured): 60 Full Term: 20 years Firm Term: 10 years Additional Requirements: The offered warehouse space shall have 5 (five) roll up doors: 1 (one) will be 14�x14�, two (2) will be 14�x14� and positioned opposite each other to create a drive-through, 1 (one) shall have a minimum 18� high clearance and corresponding interior ceiling height and 1 (one) shall have a minimum 16� high clearance and corresponding ceiling height.� 2,636 ABOA SF of office space must be located adjacent to or within the offered warehouse space. The offered warehouse space shall have the ability to be heated to maintain temperatures above 50 degrees Fahrenheit. Offered wareyard must be relatively flat, paved, secure and able to accommodate 60 vehicles. The offered wareyard shall include space for 2 (two) fire engines with 36,000 pounds maximum vehicle weight, two multi person crew carriers, four snowmobiles with trailers, and a minimum of four Utility Task Vehicles (UTV) with trailers.� At least 2 (two) pull through parking spots shall be provided.� These vehicles require reinforced concrete spaces. The fire engines require covered and heated storage. High volume water fill station must be able to accommodate fire engines. Fill stations shall be in close proximity to fire engine parking. Pull though/drive through filling operation is required. �� 12 covered parking spaces within the wareyard are required. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease.� A fully serviced lease is required.� Offered space shall be outside of the 100-year or 500-year flood plain.� The U.S. Government currently occupies office and related space in a building under a lease in Klamath Falls, Oregon, that will be expiring.
