(ABOA): 4,134 ABOASF Parking Spaces (Total): 8 Parking Spaces (Surface): 8 Reserved (covered� preferred) Parking Spaces (Structured): 0 Parking Spaces (Reserved): 0 Full Term: 15 Years Firm Term: 10 Years Option Term: N/A Additional[H2]� Requirements: � ���������� This requirement will house a federal law enforcement office where employees can or have the potential to carry weapons, and people may be temporarily held and/or questioned. ���������� Building must possess a discrete ingress and egress. � ���������� The space must be able to accommodate a holding cell, preferably with a rest room. ���������� It is preferred that the proposed building not be located near facilities such as night clubs, liquor stores, pawnshops, etc. The Building shall not be located in the immediate vicinity of any facilities identified as ""hazardous materials transportation/storage facilities."" Examples of hazardous locations include facilities with potential environmental threats, such as fuel storage areas, gas stations, chemical manufacturing facilities, etc., as well as railroad lines transporting hazardous material. It is preferred that the proposed facility not be located near day care centers or schools. ���������� Space configuration shall be conducive to an efficient layout. Consideration for an efficient layout will include, but not be limited to, the following: size and location of interior fire (support) walls, size and number of columns, column placement, bay depths, window size and placement, convector size and placement, electrical and telephone accessibility, any angles, curves or offsets that will result in an efficient use of space. � ���������� Building must possess a discrete ingress and egress. Must be able to access the leased premises without transporting detainees through public space (discrete ingress and egress), or as otherwise approved by the Government physical security representative. � ���������� Space shall be located in a modern quality or recently renovated office Building of sound and substantial construction with a facade of stone, marble, brick, stainless steel, aluminum or other permanent materials in good condition and acceptable to the GSA Lease Contracting Officer. If not a new Building, the Space offered shall be in a Building that has undergone, or will complete by occupancy, modernization or adaptive reuse for the Space with modern conveniences. � � ���������� Adequate eating facilities shall be located within the immediate vicinity of the Building, but generally not exceeding a walkable 1 mile, as determined by the LCO. Other employee services, such as retail shops, cleaners, and banks, shall be located within the immediate vicinity of the Building, but generally not exceeding 1 mile, as determined by the LCO. Amenities must be existing or Offeror must demonstrate to the Government's reasonable satisfaction that such amenities will exist by the Government's required occupancy date. � ���������� The Government requires offered space to be contiguous on one (1) floor. � ���������� Offered space cannot typically be located on the ground floor unless otherwise approved by the Government physical security representative. However, ground floor is typically acceptable so long as a separate private entrance is provided to the offered space and the Government physical security representative can reasonably mitigate security vulnerabilities. � ���������� All space must have a government Physical Security Survey for approval. � ���������� Offered building cannot have any residential tenants.�� ���������� Offered space must be able to accommodate a floor load that could potentially include gym equipment, safes, and vaults. � ���������� Normal Hours of Operation: 7:00 AM - 6:00 PM M-F; offered space must be accessible 24/7. � � ���������� Offered building must allow roof top rights for antennas. � Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. The proposed leased space shall be fully serviced.
