Description
General Services Administration (GSA) seeks to lease the following space: State:��North Carolina City:� � �Arden Delineated Area: North:� Blue Ridge Pkwy East:�� Alt. 74 (Charlotte Hwy) South: Chimney Rock Rd (Hwy 64) West:� Hwy 26 Minimum Sq. Ft. (ABOA):��4,800 Maximum Sq. Ft. (ABOA):��5,000 Space Type:��Office,�Warehouse & Wareyard Parking Spaces (Total):� 7 Parking Spaces (Surface):��7 Parking Spaces (Structured):��0 Parking Spaces (Reserved):� 0 Full Term:��180 Firm Term:��120 The U.S. Government currently occupies office and related space in a building under a lease in Arden, NC, that will be expiring.� The Government is considering alternative space if economically advantageous.� In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government�s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime. Additional Requirements: All office and related space must be located on 1st floor and be in one contiguous block.� The warehouse must be accessible to vehicles at ground level.� Wareyard of 1,000 sq. ft. � enough space to house 5 vehicles and 2 covered boats.� Boats and trailers will require sufficient space for 26 feet of total length and power access must be available in wareyard area.�� Need 7 surface parking spaces for Government Owned Vehicles and must be paved and striped.� Public parking must be available within 1 block of the space offered for employee parking. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease.� A fully serviced lease is required.� Offered space shall not be in the 100 year flood plain.
