Description
PLEASE DO NOT SUBMIT LOCATION�WITHOUT SITE CONTROL: 18,976 ABOA SF MIN OFFICE 20,000 ABOA SF MAX OFFICE *103 SECURED, Parking spaces Miramar, FL Set back distances being considered, requirement must not be located next to vulnerable areas. Please consider safety and location with parking first, existing buildings are the approach to this procurement. DELINEATED AREA: North: US-27-Florida 934 South: SW 72nd Street East: State Road 953 West: Florida 997 *delineated area more defined in map Security Level 3 requirements, please ask for details Scope of Work (SOW), SF break-down, and requirements available�prior to�Expression of Interest (EOI) Additional Requirements:� Offered space ideally located on first floor with sally port, and must be contiguous space. Space shall be located in a modern building of sound and substantial construction with a fa�ade of stone, marble, brick, stainless steel, aluminum or other permanent materials in good condition acceptable to the GSA Lease Contracting Officer. If not a new building, the Space offered shall be in a building that has undergone, or will complete by occupancy, modernization or adaptive reuse for the space with modern conveniences. Skilled Project Management required by all Offerors. Space configuration shall be conducive to an efficient layout. Consideration for an efficient layout will include, but not be limited to, the following: size and location of interior fire (support) walls, size and number of columns, column placement, bay depths, window size and placement, convector size and placement, electrical and telephone accessibility, any angles, curves or offsets that will result in an efficient use of space. Parking must be available within a walkable � mile of offered space. Space located above the ground floor must be serviced by an ABAAS compliant elevator. Buildings under consideration must be �Class A� buildings which are typically newer or recently refurbished and characterized by a full complement of on-site services. Offered space must be in a secured parking area, bordered by HIGH SECURITY STEEL PALISADE FENCING, 8-10' height Offered space must meet Government requirements for fire and life safety and accessibility. A fully serviced lease is required. Offered space shall not be located in the 100 year flood plain. Broward County blanket authorization does apply. B.
