Advertisement GSA Public Buildings Service U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: Florida City: Miami Delineated Area: North: NW 9th Street to NE 9th Street east to Biscayne Boulevard; East: Biscayne Boulevard south to Miami River; South: Miami River west to I-95; West: I-95 north to NW 8th Street. Minimum Sq. Ft. (ABOA): 23,857 Maximum Sq. Ft. (ABOA): 23,857 Space Type: Office Parking Spaces Surface/Structured (Total): 2 Parking Spaces (Reserved): 0 Full Term: 180 Months Firm Term: 120 Months Option Term: NA Additional Requirements Location: � Public transportation must be located within � mile from the building entrance. � A variety of inexpensive and moderately priced fast food and/or eat-in restaurants shall be located within � mile from the building entrance. Other employee services, such as retail shops, cleaners, banks, etc., shall also be located within this area. Building/Space Layout: � The Space shall be located in a modern quality building of sound and substantial construction with a fa�ade of stone, marble, brick, stainless steel, aluminum or other permanent materials in good condition and acceptable to the GSA Lease Contracting Officer. If not a new Building, the Space offered shall be in a Building that has undergone, or will complete by occupancy, modernization or adaptive reuse for the Space with modern conveniences. � The design of the space offered shall be conducive to an efficient layout and good utilization. � The building shall project a professional and aesthetically pleasing appearance inside and outside, with an attractive frontage and entrance. � Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. � Other typical and special requirements as called for in the Request for Lease Proposals (RLP) package. � A fully serviced lease is required. � The space shall be accessible 24-hours a day, seven days a week, and include use of elevators, restrooms, lights, and normal office equipment. � Parking spaces for Government Owned Vehicles (GOV�s) are required and should be accessible 24-hours a day, seven days a week. � Offered space cannot be located on the first floor. � Space must be contiguous on no more than three (3) floors. Narrow or oddly shaped configuration of space will not be considered, nor will space with column spacing less than 20-feet. � Space should not be located on the same floors of the same building as law enforcement elements of the Department of Homeland Security or other law enforcement offices where police actions are frequently observed. � Public restrooms shall be available in the core space of the building, preferably on the same floor as the offered space. Visitors must be able to access restrooms without having to enter the offered space. � Building will provide a level of security which deters unauthorized entry and loitering or disruptive acts to the building and to the offered space during non-duty hours. � Floor load capacity should be capable of holding a high-density mobile file system fully loaded at 300 linear feet of file shelves. � Preference for building with freight or designated elevator for deliveries. � Preference for building with a loading dock. Expressions of Interest Due: June 8, 2020 Market Survey (Estimated): July 2020 Occupancy (Estimated): August 2022 Expressions of Interest Submission Instructions/Requirements: Please provide the following basic information and descriptions pertaining to the building you propose for consideration. All submissions should include the following information: (1) Name of owner; (2) Age of building; (3) Total existing gross square feet, and gross square feet per floor; (4) Site plan depicting the building and parking; (5) Floor plan and gross square footage of proposed space; (6) Identification of on-site parking; (7) Address or described location of building; (8) Location on map demonstrating the building lies within the delineated area; (9) A narrative and map describing proximity of the building to the nearest bus and/or train stop, and major transportation routes; (10) Evidence of ownership, if building submitted by owner. Non-Owners (e.g. brokers) must provide evidence of authority granted by property owner to submit the property; and (11) Any information related to title issues, easements, or restrictions on the use of the building.
