Description
U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: New Hampshire City: Bedford Delineated Area: North: Route 114, Kelley Street, Route 3 North, Webster Street South: Bedford Road, Pinewood Drive, 3A, Corning Road, Litchfield Road, Stonehenge Road East: I-93 West: Bedford Road, Wire Road, Wallace Road (See attached map.) Minimum Sq. Ft. (ABOA): 14,541 Maximum Sq. Ft. (ABOA): 16,067 Space Type: Office Parking Spaces (Total): 35 Parking Spaces (Reserved and Secured): 35 On-Site Reserved spaces *Additional public parking preferably within 2 blocks. Full Term: 15 years Firm Term: 10 years Additional Requirements: The proposed facility shall not be located in the immediate vicinity of any facilities identified by the Interagency Security Committee (ISC) as �hazardous materials transportation/storage facilities.� Examples of hazardous locations include facilities with potential environmental threats, such as fuel storage areas, gas stations, chemical manufacturing facilities, etc., as well as railroad lines transporting hazardous material. It is preferred that the proposed facility not be located near a low risk facility. Examples of �low risk facilities� include day care centers, senior centers, schools, hospitals and religious/rehabilitation/social service centers. Special consideration should be given to exclude sites located near hazardous areas, such as bulk storage sites (hazardous materials storage sites, water purification centers, above ground fuel storage, rail yards) within 640 feet of these sites. The proposed facility shall not be located near Public Defenders, Immigration and Customs Enforcement, Probation Offices, the Internal Revenue Service, universities or other businesses or facilities deemed unacceptable by the Tenant�s Physical Security Unit (PSU) for security purposes. This requirement may be waived by PSU if no other facility is deemed acceptable. Enhanced security requirements may be required. Proposed Tenant spaces or facilities in close proximity or adjacent to facilities associated with foreign powers identified in the Tenant's National Security Threat List will not be considered. Tenant spaces or facilities will have at least 400 feet of setback or standoff from a high or low-risk facility. Tenant facilities will have at least 150 feet of setback or standoff from a gas station or fuel tank. Proposed Tenant spaces or facilities should attempt to obtain the greatest amount of setback or standoff possible. Facilities should use a combination of setback, site planning, facade hardening, and structural measures to meet the appropriate ISC standards and Tenant security requirements. Standoff or setback distance will be measured from the interior perimeter wall of occupied Tenant space to any point where an unscreened or otherwise unauthorized vehicle can travel or park. A lack of standoff or setback should not negate a prospective building's consideration if it meets all other ISC standards and Tenant security requirements; however, consideration will be given to buildings that do meet the setback requirement. Please see attachment for additional requirements Offered space must meet Government requirements for fire safety, accessibility and sustainability standards per the terms of the Lease.� A fully serviced lease is required.� Offered space shall not be in the 100-year flood plain. This procurement will be subject to all the rules, regulations, conditions and specifications stated in the Request for Lease Proposal (RLP) package that will be sent out pursuant to this advertisement. At this time, the Government is only considering existing buildings, and will not consider new construction options. Expressions of Interest must be received in writing no later than May 6, 2020 by 5:00 PM Eastern Time, and should include the following information at a minimum: � Building name and address? � Location of space in the building and date of availability? � Rentable Square Feet (RSF) offered and full service rental rate per RSF? � ANSI/BOMA office area (ABOA) square feet offered and full service rental rate per ABOA SF? � Floor plans (as-built) identifying offered space? � Name, address, telephone number, and email address of authorized contact. Owners, brokers, or agents may offer space for consideration. Any properties submitted by brokers or agents must be accompanied by written evidence that they are authorized by the ownership to exclusively represent the building offered.
