����������������������������������������������������������������������� �GSA Public Buildings Service U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: Texas City: Port Isabel Delineated Area: Within the city limits of Port Isabel, Texas Office Minimum Sq. Ft. (ABOA): 8,474 ABOA SF Office Maximum Sq. Ft. (ABOA): 8,474 ABOA SF Parking Spaces (Total): 30 on-site spaces for GOVs Parking Spaces (Surface): 30 Parking Spaces (Structured): Parking Spaces (Reserved): Full Term: 17 Years Firm Term: 15 Years Option Term: N/A Additional Requirements: Offered space must be located on one contiguous floor.� Access to Laguna Madre, Inter-Coastal Waterway, Brownsville Shipping Channel and Gulf of Mexico is required. Four (4) boat slips are required adjacent to the offered building. The parking-to-square-foot ratio available on site shall at least meet current local code requirements, or, in the absence of a local code requirement, on-site parking shall be available at a ratio of one (1) space for every 250 RSF of Space. The U.S. Government currently occupies office and related space in a building under lease in Port Isabel, Texas that will be expiring.� The Government is considering alternative space if economically advantageous. In making this determination, the Government, will consider, among other things, the availability of alternative space that potentially can satisfy the Government�s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease.� The proposed leased space shall be fully serviced.� Offered space shall not be in the 100 year flood plain.
