- General Services Administration (GSA) seeks to lease the following space: State:�Virginia City:��Falls Church Delineated Area:��Northern Virginia Minimum Sq. Ft. (ABOA):�233,925 Maximum Sq. Ft. (RSF):�258,248 Space Type:�Office Parking Spaces (Total):�51 Parking Spaces (Surface):�51 Parking Spaces (Structured):�0 Parking Spaces (Reserved):�51 Full Term:�5 years Firm Term:�5 years Option Term:�N/A Additional Requirements: The offered space must be contiguous The offered building must have the ability to accommodate ISC Level III Security requirements The Government currently occupies office and related space in a building under lease that will be expiring in June 2023. The government plans to seek to add a 5-year renewal option for the entirety of the leased space. Offered buildings must be able to meet all Government requirements contained in Prospectus PVA-04-WA12, as well as Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100-year flood plain.Action: Choose whether or not a fully serviced lease is required.� Also choose 100 year floodplain unless requirement is identified by agency as a critical action. The Government is considering alternative space if economically advantageous. The Government will use the information it receives in response to this advertisement as a basis to develop a cost-benefit analysis and to determine whether to compete a lease requirement or to add a renewal option to the existing lease. In making this determination, the Government will consider, among other things, the availability of alternate space that can potentially satisfy the Government�s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements, telecommunications and security. The Government�s decision regarding whether or not to relocate will be based in part on information received in response to this notification. In the event that a potentially acceptable offer fails to provide required information as part of its response to this notification, the Government reserves the right to assume that the building in question cannot meet the Government�s requirements. Submission by anyone other than the owner or manager of a property must be accompanied by a letter from the ownership granting permission to make a general offering of space. Expressions of Interest should include the following: Building name & address; Contact information and e-mail address of Lessor�s Representative; ABOA and rentable square feet of available; Floorplans of the available space (if available) Number of parking spaces available on-site, and a site plan showing the parking (if available); Asking rental rate per ABOA and rentable square foot (Full Service), inclusive of a standard GSA warm lit shell within the office space, and a tenant improvement allowance of $58.96/ABOA SF for the entirety of the offered space. A description of additional tenant concessions offered, if any; and Date building will be ready for commencement of tenant improvements. Note:�� Active registration in SAM is required prior to lease award.� Entities not currently registered in SAM are advised to start the registration process as soon as possible.
