General Services Administration (GSA) seeks to lease the following space: State: Texas City: Dallas Delineated Area: see map attached North: Beginning at the intersection of 161 George Bush Turnpike and IH 635 S. continuing in an easterly direction ending at the intersection of IH 635 S. and Harry Hines Blvd. East: Beginning at the intersection of IH 635 S. and Harry Hines Blvd continuing in a southerly direction continuing in a southerly direction through the intersection�of Harry Hines Blvd and Spur 482 and ending at the intersection of Spur 482 and Hwy 183. South: Beginning at the intersection of Spur 482 and Hwy 183 continuing in a westerly direction ending at the intersection of Hwy 183 and 161 George Bush Turnpike. West: Beginning at the intersection of Hwy 183 and 161 George Bush Turnpike continuing in a northerly direction ending at the intersection of 161 George Bush Turnpike and IH 635 S. Minimum Sq. Ft. (ABOA):�41,294 Maximum Sq. Ft. (ABOA):�41,294 Space Type: Laboratory and Office Parking Spaces (Total):�73 Parking Spaces (Surface):�73 Parking Spaces (Reserved): 73 Full Term: 17 Years Firm Term: 15 Years Option Term: N/A Additional Requirements: Location Requirements: Building cannot be located within 1,000 walkable feet of schools, daycares, parks, residential areas, hotels/motels, shopping centers, stadiums/arenas, or areas where drug activities are prevalent. Lab areas housing vibration sensitive equipment shall be located in areas that meet equipment manufacturer�s vibration criteria for vibration stability. �Locations shall not be proximate to high noise and vibration areas; or near high electrical power substations/transformers due to the sensitive nature of the laboratory equipment. Sites unencumbered by sources of solar glare, excessive heat release, harsh environmental conditions, fumes and odors, or excessive noise or vibration are desired. Building/Space requirements: Offered Space must be contiguous. Offered space cannot be located near agencies providing probation and/or parole services, halfway houses, drug abuse counseling/rehab programs, and similar social agencies and welfare type programs, as well as private law firms representing drug offenders. The Space shall consist of laboratory areas and associated office areas.� Laboratory areas are a minimum of 29,140 ABOA SF and associated office areas are a minimum of 12,154 ABOA SF. ABOA SF measurements herein are exclusive of elements such as restrooms, mechanical spaces, fire egress corridors, elevators, stairwells, lobbies, building amenities and other common areas. Access required 24 hours a day, 7 days a week, 365 days a year. The Building shall be equipped with a loading dock and if offered space is above the first/ground floor, a freight elevator. Offered Building must meet certain security requirements as determined by the agency and the GSA Lease Contracting Officer. The Lab Space shall have a minimum of 20-foot-high ceiling clearance from obstruction to obstruction. � Offered Space must be able to accommodate mechanical, electrical and plumbing systems with N+1 redundancy complying with the Agency Design Criteria in lab areas. The Building shall have a minimum 20-foot setback subject to Government�s review of individual Building or site features. The Space shall be in a modern quality building of sound and substantial construction with a facade of stone, marble, brick, stainless steel, aluminum or other permanent materials in good condition and acceptable to the GSA Lease Contracting Officer. �If not a new building, the Space offered shall be in a building that has undergone, or will complete by occupancy, modernization or adaptive reuse for the Space with modern conveniences. Note: ABOA SF does not include areas such as stairs, elevators, mechanical and utility rooms, ducts, shafts, vestibules, public corridors and public toilets required by local code. Offered space must meet all Government requirements contained in the RLP/Lease to be issued, including, but not limited to, Agency Specific Requirements and Facility Security Level III Requirements by the occupancy date per the terms of the Lease. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease.� A fully serviced lease is required.� Offered space shall not be in the 100-year flood plain. Expression of Interest Submission Instructions/Requirements: Please provide the following basic information and description pertaining to the building you propose for consideration. All submissions should include the following information: Name of Owner; Address or locational description of the building; Age of building; Total existing gross square feet; and gross square feet per floor; Site plan depicting the building and parking; Floor plan and gross square footage of the proposed space; Identification of on-site parking; A map demonstrating the building is within the delineated area; FEMA map evidencing that the building lies outside the 100-year floodplain; Building owners must provide evidence of ownership.� Non-owners (e.g. prospective developers/lessors) submitting a building must provide evidence of permission or authority granted by property owner to submit the building to GSA for development; Any information related to title issues, easements and restrictions on the use of the building; A description of any planned land development or construction which will affect the building including neighboring projects and road/ utility line construction.
