- � GSA Public Buildings Service U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: Texas City: Alpine Delineated Area: Within the city limits of Alpine, TX Minimum Sq. Ft. (ABOA): 2,579 Maximum Sq. Ft. (ABOA): 2,579 Space Type: Office and related space Parking Spaces (Total): Local code plus 7 secured Parking Spaces (Surface): All parking may be surface parking Parking Spaces (Structured): N/A Parking Spaces (Secured): 7 secured and screened Full Term: 15 Firm Term: 10 Option Term: N/A Additional Requirements: The Government shall have access to the space 24 hours a day, 7 days a week, and 365 days a year.� 2nd floor or above is preferred, though 1st floor space will be considered on a site by site basis based on security assessments and potential methods of remediation.� Contiguous space on a single floor is required.� If space is located on 2nd floor or higher, the floor load of the space must be able to accommodate a higher than usual load factor or have the ability to be increased for required file safes. Agency cannot be collocated with Public Defenders, Immigration and Customs Enforcement, Probation Offices or other businesses or facilities deemed unacceptable by the Tenant�s Physical Security Unit for security purposes.� Space will be considered on a site by site basis based on security assessments and potential methods of remediation.��� All requirements of ISC Facility Security Level 3 will be required for all potential locations. Proposed locations shall not be located in the immediate vicinity of any facilities identified by the ISC as �hazardous materials transportation/ storage facilities�.� Examples include fuel storage areas, gas stations, chemical manufacturing facilities, and railroad lines transporting hazardous material. It is preferred not to be located near daycare centers, senior centers, schools, hospitals and religious/rehabilitation social service centers.� Potential sites will be carefully reviewed with agency security guidelines and at the governments discretion, may be eliminated from consideration on a case by case scenario. Proposed spaces or facilities in close proximity of adjacent to facilities associated with foreign powers identified in the Tenant�s National Security Threat List will not be considered. The site shall have a 20 foot setback from building to all sidewalks, access streets, parking lots, adjoining streets; a fence surrounding the secured parking area and building meeting the Government specifications is required.� For offered buildings with less than 20� setback, mitigating security measures may be required on a case-by-case basis as evaluated by Agency security personnel. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease.� A fully serviced lease is required.� Offered space shall not be in the 100 year flood plain.� Expressions of Interest Due: 5:00 pm CST, April 10, 2020 Market Survey (Estimated): April 2020 Offers Due (Estimated): June 2020 Occupancy (Estimated): July 2021 Expressions of interest must include the following information: Building name and address and location of the available space within the building Rentable square feet available, and expected rental rate per rentable square foot, fully serviced ABOA square feet to be offered, and expected rental rate per ABOA square foot, fully service.� Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, if any. Date of space availability Building ownership information Amount of parking available on-site and its cost.� Include whether expected rental rate includes the cost of the required Government parking (if any) Energy efficiency and renewable energy features existing within the building List of building services provided Building, space, and parking accessibility in compliance with ABAAS.
