Delineated Area: Centennial Airport North � E. Arapahoe Rd. West � Interstate 25 South � E-470 East � Highway 83 Rocky Mountain Metropolitan Airport North � Highway 128 West � Simms St. South � W. 108th Ave. East � Highway 36Space shall be located in a warehouse or hangar park within an airport.� Minimum Aviation and Aviation Asset Requirements: � A minimum runway of at least 5,000 linear feet � Instrument Approach � Control Tower � 10,00 square feet of insulated cooled / heated hangar space Air Surveillance Branch (ASB) only � Certified Maintenance Facility that is locally convenient to the proposed facility � 24/7/365 fuel service for Avgas & Jet A � Secure Building with offices and associated space for classified operations. The Agency requires 5,301 ANSI/BOMA Office Area SF of office and associated storage space and 10,000 ANSI/BOMA of hangar space.� The space must be contiguous, and all services, supplies, utilities, partitioning and tenant alterations must be included as part of the rental consideration.� Minimum door height for offered space is 21�; minimum door width is 75�; and minimum hangar depth is 62� to allow for the storage of fixed wing aircraft.� 20 secured reserved on-site parking .� On-site parking must meet/or exceed local code.� Reserved car parking spaces must be available adjacent to the suite.� All offered space must be contiguous within the building. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease.� A fully serviced lease is required.� Offered space shall not be in the 100 year flood plain.
