- ����������������������������������������������������������������������� �GSA Public Buildings Service U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: Texas City: Houston Delineated Area: North:� Starting at the intersection of IH-610 and IH-10, continue east on IH-10 to IH-69. East:� At the intersection of IH-10 and IH-69, continue south on IH-69. South: Continue west on IH-69 to Greenbriar Dr, continue north to Westheimer Rd.� Continue west on Westheimer Rd to IH-610 West:� At the intersection of Westheimer Rd, and IH-610, continue north to the intersection of IH-610 and IH-10. (ABOA): 35,088 ABOASF Parking Spaces (Total): 88 Parking Spaces (Surface): Parking Spaces (Structured): 88 Parking Spaces (Reserved): Full Term: 10 Years Firm Term: 5 Years Option Term: N/A Additional Requirements: Offered space is required to be contiguous and located on adjacent floors.� Space shall be located 1) in an office, research, technology, or business park that is modern in design with a campus-like atmosphere; OR 2) on an attractively-landscaped site containing one or more modern office buildings that are professional and prestigious in appearance with the surrounding development well-maintained and in consonance with a professional image. Location should not be adjacent to overpasses, bridges, elevated ramps or railroad tracks. The parking-to-square-foot ratio available on site shall at least meet current local code requirements, or, in the absence of a local code requirement, on-site parking shall be available at a ratio of one (1) space for every 200 RSF of Space The Government currently occupies warehouse space in a building under lease in Houston, Texas that will be expiring.� The Government is considering alternative space if economically advantageous.� In making this determination, the Government, will consider, among other things, the availability of alternative space that potentially can satisfy the Government�s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease.� The proposed leased space shall be fully serviced.� Offered space shall not be in the 100 year flood plain.
