Description
General Services Administration (GSA) seeks to lease the following space: State: Massachusetts City: Chelsea Delineated Area: Must remain in current Congressional District: North: Central Avenue East: Chelsea Street South: Chelsea River West: Shawmut Street Minimum Sq. Ft. (ABOA): 15,000 Maximum Sq. Ft. (ABOA): 15,221 Space Type: Warehouse Parking Spaces (Total): 0 Parking Spaces (Surface): 0 Parking Spaces (Structured): 0 Parking Spaces (Reserved): 0 Full Term: 180 months Firm Term: 120 months Option Term: 60 months Additional Requirements: N/A Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease.� A fully serviced lease is required. The following requirements must also be met: Facilities shall be accessible to agency staff 24 hours a day, 7 days a week, and 365 days a year. Agency space must be located on the second story, or higher. In the event a 2nd floor or above space is not available in the market, the agency will accept first floor space under the following circumstances: a. The agency is the sole tenant b. On-site required secured parking for official law enforcement vehicles is included c. 20 foot setback from building to all sidewalks, access streets, parking lots, adjoining streets d. A fence meeting agency specifications is included at lessor/owner expense e. Blast film is provided at owner expense if the agency determines blast film is required based on the agency�s risk/vulnerability assessment of the property. �The agency may consider first floor space in a multi-tenant building if the other tenants are not retail, TV stations, Radio Stations, or Print Media offices. Also neighboring tenants shall not cater to heavy public use or heavy foot/vehicle traffic. �Facilities that are pre-engineered metal buildings meet agency standards and criteria. Any new assemblies must be pre-approved by the agency. Risk/vulnerability assessment of the property will be made on a case by case basis. Contiguous space on a single floor or adjoining floors (including stacked space) is required. If a multi-tenant building is not available, the agency will accept a standalone building that would meet the requirements. Also, if a multi-tenant/multi-story commercial building has ground level/under building drive through such as; Bank, Restaurant etc. where vehicles can easily access the drive through will not be acceptable to the agency due to the security risk/vulnerability for the agency and commercial tenants. �The Government shall have the right to relocate exterior penetrations for security concerns. Agency Specialists will make the determination whether or not to install concrete planters or bollards to prevent vehicles driving through and crashing into the building. Warehouses shall have a minimum of 20� ceilings. Warehouse shall allow for Semi-Trucks to drive through the building. Warehouse shall be equipped with an Auto-Lift. Warehouse shall be equipped with a Dock-lift. The U.S. Government currently occupies warehouse space in a building under a lease in Chelsea, MA, that will be expiring. The Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government�s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replications of tenant improvements and telecommunication infrastructure, and non-productive agency downtime.
