CHANGE FROM�7/18/2019 FBO : UPDATED ABOASF General Services Administration (GSA) seeks to lease the following space: State: Florida City: Tampa Delineated Area: North: East Hillsborough Avenue East: Route 41 South: Selmon Expressway with annex including the Central Business District (indicated in blue) West: North Dale Mabry Highway Minimum Sq. Ft. (ABOA): 8,397 Maximum Sq. Ft. (ABOA): 8,397 Space Type: Office Parking Spaces (Total): 10 Parking Spaces (Surface): Parking Spaces (Structured): 10 Parking Spaces (Reserved): 10 Full Term: 15 Firm Term: 10 Option Term: Additional Requirements: The space must be contiguous and conducive to an efficient layout and good utilization.� � � �2.� The space offered should be located in a Class A or Class B modern multi-story office building and must be compatible with its surroundings.� The building must project a professional and aesthetically pleasing appearance inside and outside, with an attractive frontage and entrance.� The building must have energy efficient windows and glass areas consistent with the structural integrity of the building, unless not appropriate for intended use. � � �3.� Streets and public sidewalks must be well maintained. � � �4.� Regularly scheduled public transportation and/or employee parking must be within two blocks to cover commuting needs of employees. � � �5.� A variety of inexpensive and moderately priced fast food and eat in restaurants should be located within three blocks. � � �6.� Services, utilities and maintenance will be provided daily, from 6:30 a.m. to 6:00 p.m., except on Saturday, Sunday and federal holidays.� � � �7.� The space must be accessible 24 hours a day, seven days a week, and include use of elevators, restrooms, lights, and normal office equipment. � � �8.� Cleaning must be performed during tenant daytime working hours. � � �9.� If available, prefer other than the ground or top floor of the building. The space should be secluded from public agencies and traffic when possible. � � �10.� Approximately five GSA-approved safes will be housed at this location (approximately 1,200 lbs. per safe).� The Agency has one (1) GSA-approved Class 5 Weapons Safe (approximately 1,200 lbs., 1,700 lbs. fully loaded, see Attachment 002.)� GSA is to provide floor structure load analysis of intended safe location. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease.� A fully serviced lease is required.� Expressions of Interest Due: 02/21/2020; please reference #9FL2387 in your submission. Market Survey (Estimated): TBD Offers Due: TBD Occupancy (Estimated): April 2021 Expressions of interest must include the following information: Building name and address and location of the available space within the building Rentable square feet available, and expected rental rate per rentable square foot, fully serviced ABOA square feet to be offered, and expected rental rate per ABOA square foot, fully service.� Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, if any. Date of space availability Building ownership information Amount of parking available on-site and its cost.� Include whether expected rental rate includes the cost of the required Government parking (if any) Energy efficiency and renewable energy features existing within the building List of building services provided Building, space, and parking accessibility in compliance with ABAAS.
