Description
Space Description: NOAA currently occupies hangar, office, warehouse, lab and related space in a building under lease in Lakeland, FL. This notice communicates the potential of a sole source action.�� The Government is considering alternative space if economically advantageous. In making this determination, the Government, will consider, among other things, the availability of alternative space that potentially can satisfy the Government�s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime.�� NOAA is interested in leasing approximately 160,000 ANSI BOMA square feet of aircraft hangar and related facilities for aircraft flight preparation, aircraft component storage, administrative support and aircraft repair shop space for the Aircraft Operations Center (AOC). The approximate requirements include: 78,000 ANSI BOMA square feet of hangar space with sufficient clearance for a 38 foot tail (see other requirements): The offered space shall be contiguous and located within an FAA approved and FAA towered airport. The airport shall have at a minimum 8000 feet of runway. The hangar must be capable of housing (fully enclosed) NOAA�s eleven aircraft consisting of two (2) Lockheed WP-3D Orion (P-3) aircraft which have a 38� tail height, two (2) Gulfstream high altitude jets (G-550 and G-IV), two (2) Beechcraft King Air 350CER, and four (4) De Havilland DHC-6 Twin Otters. All services and utilities, including heating, ventilation, air conditioning, janitorial services, and landscaping shall be included as part of the rental consideration. Space offered shall: i) conform to current State and Federal Fire and Life Safety Standards; ii) comply with the Architectural Barriers Act Accessibility Standards (ABAAS); and, iii) be asbestos-free. The leased premises must be located within the State of Florida, bounded by: South: State Route 64 (Holmes Beach to Zolfo Springs)� East: State Route 17 to State Route 98/35 (Zolfo Springs to Dade City) North: State Route 52 (Meridian Avenue)� West: Gulf of Mexico Lease Term:��The lease shall be up to a 20 year term.� Expressions of Interest should include the following: 1)���� Building name and address for existing space. 2)���� Name, address, and telephone number of individual to be contacted. 3)���� Evidence of authority to represent the owner.
