- U.S. GOVERNMENT The General Services Administration (GSA) seeks to lease the following space: State: Florida City: Orlando Delineated Area: North: N. Orange Ave./On-ramp to I-4 East: Highland Ave./N. Magnolia Ave./N. Rosalind Ave./Lake Ave. South:� East-West Expy/408 West:� I-4 See map attached Minimum Sq. Ft. (ABOA): 47,012 SF Maximum Sq. Ft. (ABOA): 47,012 SF Space Type: Office and related space Parking Spaces (Total): 19 Parking Spaces (Controlled/Reserved): 19 Full Term: 15 Years Firm Term: 10 Years Option Term: N/A Additional Requirements: Offered space must meet all Government requirements contained in the RLP/Lease to be issued, including, but not limited to, Agency Specific Requirements and Facility Security Leve III Requirements by the occupancy date per the terms of the Lease. Offered space cannot be located on the first/ground floor. All space must be contiguous. Building floor plates must be a minimum of 15,000 ANSI/BOMA (ABOA) SF. Column spacing should be a minimum of 25� on center. Offered building must offer secure vertical access between floors occupied by the government. Hours of Operation: 8:00 am to 4:00 PM Monday � Friday; accessible 24/7. Building must have a freight or designated elevator for deliveries. Building must have a loading dock. Building must be located within 2,640 feet (1/2 mile) of public transportation. Proximity of offered space to amenities such as restaurants within � mile is preferred. 19 controlled/reserved parking spaces are required. Additional parking must meet local code requirements. Space configuration shall be conducive to an efficient layout. Consideration for an efficient layout will include, but not be limited to, the following: size and location of interior fire (support) walls, size and number of columns, column placement, bay depths, window size and placement, convector size and placement, electrical and telephone accessibility, any angles, curves or offsets that will result in an efficient use of space. The Space shall be located in a modern quality Building of sound and substantial construction with a facade of stone, marble, brick, stainless steel, aluminum or other permanent materials in good condition and acceptable to the GSA Lease Contracting Officer.� If not a new Building, the Space offered shall be in a Building that has undergone, or will complete by occupancy, modernization or adaptive reuse for the Space with modern conveniences. ABOA SF does not include areas such as stairs, elevators, mechanical and utility rooms, ducts, shafts, vestibules, public corridors and public toilets required by local code.� The building must be able to comply with the Americans with Disabilities Act and meet certain security requirements as set forth in the Interagency Security Committee Standards and the Department of Justice Security Standards. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease.� A fully serviced lease is required.� Offered space shall not be in the 100-year flood plain. Delineated Area: To receive consideration, submitted properties must be located within the delineated area.� Properties fronting any of the following roads are considered to be within the delineated area. Expression of Interest Submission Instructions/Requirements: Please provide the following basic information and description pertaining to the building you propose for consideration. All submissions should include the following information: Name of Owner; Address or locational description of the building; Age of building; Total existing gross square feet; and gross square feet per floor; Site plan depicting the building and parking; Floor plan and gross square footage of the proposed space; Identification of on-site parking; A map demonstrating the building is within the delineated area; FEMA map evidencing that the building lies outside the 100-year floodplain; Building owners must provide evidence of ownership.� Non-owners (e.g. prospective developers/lessors) submitting a building must provide evidence of permission or authority granted by property owner to submit the building to GSA for development; Any information related to title issues, easements and restrictions on the use of the building; A description of any planned land development or construction which will affect the building including neighboring projects and road/ utility line construction.
