- U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: New Jersey City: The delineated area intersects parts of various cities within the counties of: Middlesex County Monmouth County Union County Delineated Area: North:� (West to East) Westfield Ave to Elmora Ave to Bay Way Ave to I95 East:� I95 South to Route 9 South to Route 33 West South:� Route 33 West to Route 133 to I95 North to Cranbury Half Acre Rd (west) to Plainsboro Road to Scudder Mill Road to Route 1 West:� (South to North) Route 1 North to Route 18 North to I287 East to Route 27 North to Garden State Parkway North to Westfield Ave. Minimum/Maximum Sq. Ft. (ABOA): 53,200 � 55,860 ABOA SF Space Type: Office Parking Spaces (Total): 8 Parking Spaces (Reserved and Secured): 8 Reserved Full Term: 15 years Firm Term: 10 years Cancellation Rights: 120 days Additional Requirements: Must be located in a Class B or greater office building. Retail space may be considered only if the owner can demonstrate how the building will be transformed into a professional office building during the offer process. Space offered�may span no more three (3) contiguous floors, with at least one of the three floors being no less than 25,000 ABOA square feet.� Ground floor�preferred but not required. Public transportation must be located within a safe � �walkable mile�of�the offered�space. Commercially available parking for the public�must be located within�a safe � walkable mile of�offered�space to accommodate up to 269 employees and/or visitors. The�front�entrance of the offered building shall be no closer than 300 feet from K-12 schools. A loading area with double doors or an overhead door must be available in the building in which the space is offered for the handling of pallet sized loads. The loading area is not required to be above-grade. Space provided must be able to accommodate a live load rating of 100 pounds per square feet for the file room(s) and storage room(s) outlined in the Agency Requirements. Offered space must meet Government requirements for fire safety, accessibility and sustainability standards per the terms of the Lease.� A fully serviced lease is required.� Offered space shall not be in the 100-year flood plain. This procurement will be subject to all the rules, regulations, conditions and specifications stated in the Request for Lease Proposal (RLP) package that will be sent out pursuant to this advertisement. At this time, the Government is only considering existing buildings, and will not consider new construction options. Expressions of Interest must be received in writing no later than February 12, 2020 by 4:30 PM Eastern Time, and should include the following information at a minimum: � Building name and address? � Location of space in the building and date of availability? � Rentable Square Feet (RSF) offered and full-service rental rate per RSF? � ANSI/BOMA office area (ABOA) square feet offered and full-service rental rate per ABOA SF? � Floor plans (as-built) identifying offered space? � Name, address, telephone number, and email address of authorized contact. Owners, brokers, or agents may offer space for consideration. Any properties submitted by brokers or agents must be accompanied by written evidence that they are authorized by the ownership to exclusively represent the building offered.
