Description
General Services Administration (GSA) seeks to lease the following space: State: Colorado City: Gunnison Delineated Area: Gunnison City Limits Minimum Sq. Ft. (ABOA): 6,300 USF Office 3,500 USF Warehouse 37,000 SF Wareyard Maximum Sq. Ft. (ABOA): 6,360 USF Office 3,500 USF Warehouse 37,000 SF Wareyard Space Type: Office, Warehouse, Wareyard Parking Spaces (Total): 48 Parking Spaces (Surface): 48 Parking Spaces (Structured): 0 Parking Spaces (Reserved): 0 Full Term: 20 Years Firm Term: 20 Years Additional Requirements: Required space will consist of office, warehouse and wareyard to be located together as one facility. Existing buildings may be renovated to supply the required office and warehouse space.� A minimum 16� clear height and 30� on center column spacing is required in the warehouse space. Portions of the warehouse shall have overhead doors. Offered sites shall not be located adjacent to schools, residential areas, prisons/jails, heavy industrial areas (light industrial or flex space areas are acceptable), or in close proximity to any operations causing excessive odors or noise. Offered sites must provide public visibility and have immediate and safe access to arterial roadways.� All site utilities must be located underground and be able to support the Government�s requirements. The site must allow the Government to send and receive radio and microwave transmissions successfully as well as provide for consistent and clear cell phone reception. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease.� A non-fully serviced lease is required.� The Government will contract separately for gas and electric utilities.� Offered space shall not be in the 100 year flood plain.
