Description
�GSA Public Buildings Service U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: North Carolina City: Raleigh Delineated Area: See Narrative Below and Map Attached Minimum Sq. Ft. (ABOA): 4,904 Maximum Sq. Ft. (ABOA): 4,904 Space Type: Office Parking Spaces (Total): 8 Parking Spaces (Secured/Reserved): 8 Full Term: 15 Years Firm Term: 10 Years Option Term: N/A Additional Requirements: Offered space must be contiguous. The Space shall be located in a modern quality Building of sound and substantial construction with a fa�ade of stone, marble, brick, stainless steel, aluminum or other permanent materials in good condition and acceptable to the GSA Lease Contracting Officer. If not a new Building, the Space offered shall be in a Building that has undergone, or will complete by occupancy, modernization or adaptive reuse for the Space with modern conveniences. The design of the space offered shall be conducive to efficient layout and good utilization. GSA will provide the initial design layout of all new facilities, unless otherwise noted. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. Other typical and special requirements as called for in the Request for Lease Proposals (RLP) package. A fully serviced lease is required. Offered space shall not be in the 100-year flood plain. Regularly scheduled public transportation and/or employee parking shall be within two blocks to cover commuting needs of employees. The space shall be accessible 24 hours a day, seven days a week, and include use of elevators, restrooms, lights, and normal office equipment. Space shall not be located on the ground or top floor of the building unless GSA is to be the sole tenant. The building shall project a professional and aesthetically pleasing appearance inside and outside, with an attractive frontage and entrance Parking spaces for Government Owned Vehicles (GOV�s) are required within the building and should be accessible 24 hours a day, seven days a week. Should spaces not be available the following shall be provided as an alternative: within a garage no more than two blocks away and accessible by cardkey or similar device. Offered space must be able to accommodate GSA approved safes to be housed at this location (approximately 1,100 lbs. per safe). HVAC for the offered space shall be separately zoned and controlled internally from other tenant areas, capable of a minimum of six complete air changes per hour with 20% fresh air, and meet office environmental standards. Amenities including moderately priced fast food and dine-in restaurants must be located within one (1) mile of the space. Delineated Area: To receive consideration, submitted properties must be located within the delineated area.� Properties fronting any of the following roads are considered to be within the delineated area. The Delineated Area is as follows: North: Millbrook Road East: N New Hope Road South: Cliff Benson Beltline | Capital Boulevard West: Wake Forest Road | Six Forks Road A map of the delineated area is provided for further clarification of the boundaries: See attached Expression of Interest Submission Instructions/Requirements: Please provide the following basic information and description pertaining to the building you propose for consideration.� All submissions should include the following information: Name of Owner; Address or locational description of the building; Age of building; Total existing gross square feet; and gross square feet per floor; Site plan depicting the building and parking; Floor plan and gross square footage of the proposed space; Identification of on-site parking; A map demonstrating the building is within the delineated area; FEMA map evidencing that the building lies outside the 100-year floodplain; Building owners must provide evidence of ownership.� Non-owners (e.g. prospective developers/lessors) submitting a building must provide evidence of permission or authority granted by property owner to submit the building to GSA for development; Any information related to title issues, easements and restrictions on the use of the building; A description of any planned land development or construction which will affect the building including neighboring projects and road/ utility line construction.
