(ABOA):144,782Space Type:OfficeParking Spaces (Total):4Parking Spaces (Surface):0Parking Spaces (Structured):0Parking Spaces (Reserved):4Full Term:20 years with termination rights after 120 daysFirm Term:15 yearsOption Term:5 yearsAdditional Requirements:1. 15 commercially available public parking spaces must be located within a safely accessible walkable 800 feet and an additional 1,000 commercially available public parking spaces must be located within a safely accessible, walkable 2,640 feet from the principal functional entrance of the Building, as determined by the LCO.2. Parking for the 4 vehicles shall be in a secured area with fencing.3. A 3,000 SF mailroom, 9,200 SF print shop, and 6,000 SF warehouse (or acceptable storage space) should be located on the ground floor and be near the loading dock and/or an elevator that can accommodate a flatbed cart measuring 48” long x 24’ wide with a load capacity of at least 2,500 lbs. If these spaces cannot be located on the ground floor near the loading dock the spaces must be located near a freight elevator.4. The loading dock should have a leveler and weather tight seals around the rolling doors.5. Level III Security.6. The awarded lease amount not including operating expenses must be below prospectus level.Action: Choose whether or not a fully serviced lease is required. Also choose 100 year floodplain unless requirement is identified by agency as a critical action.Offered space must meet Government requirements for Energy Star, fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain.Action: for fbo postings, insert the following language only for potential sole source succeeding lease actions. ANSI/BOMA office area-(ABOA) square feet to be offered and expected rental rate per ABOA square foot, fully serviced. Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, (if any);4. Date of space availability;5. Building ownership information;6. Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government parking, (if any);7. Energy efficiency and renewable energy features existing within the building and if it is Energy Star rated;8. List of building services provided;9. Date of building construction or last major renovation (state whether or not building is compliant with RP8 seismic standards);10. One-eighth inch scale drawing of proposed space offered or marketing brochure illustrating the floor plans and proposed space, or proposed site layout;11. Name, address, telephone number, and email address of authorized contact;12. In cases where an agent is representing multiple ownership entities, written acknowledgement;13. If new construction is proposed provide a detailed project schedule that shows both Shell and Tenant Improvement completion.14.
