State: Nebraska City : Lincoln Delineated Area: Beginning at the intersection of I-180 and Cornhusker Highway, east to Adams St.; continue to N 48th St.; south to A St.; west to S. 9th St.; north to I-180; continue north to point of beginning. Minimum Sq. Ft.(ABOA): 73,500 Maximum Sq. Ft. ABOA): 76,500 Space Type: Office (50%), Laboratory (25%), Conditioned Warehouse Space (25%) Parking Spaces (Total): 38 reserved, secured surface spaces 190 parking spaces within 2 blocks walking distance for employees and visitors (not included in rent) Full Term: 20 Years Firm Term: 20 Years Option Term: Optional Additional Requirements: •Occupancy must be located in contiguous space within a modern building. •The floor plate for offered space must be no less than 20,000 ABOA SF. •Offered space must be efficient and not present significant design constraints, such as irregular shape of demised space, large columns, narrow core to building façade, column spacing less than 20' on center, etc. •The occupancy will need to comply with Facility Security Standard Level II and other security requirements determined by GSA. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A partly serviced lease is required, net of electric and gas service. Offered space shall not be in the 100 year flood plain.
