- Delineated Area Map U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State:Colorado City:Colorado Springs Delineated Area: (See Attached Map)North: N. 30th Street Centennial Parkway Austin Bluffs Parkway South: Circle Drive East: Union West: I-25 Mesa Alpine Meadows Loop (see attached map) Required Sq. Ft. (ABOA):6,757 ABOA SF of office space Space Type:Office and related space Parking Spaces (Total):2 Parking Spaces (Surface):0 Parking Spaces (Structured):0 Parking Spaces (Reserved):2 Full Term:15 Years Firm Term:13 years Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain. Expressions of Interest Due:November 7, 2019 Market Survey (Estimated):Week of November 18, 2019 Occupancy (Estimated):November 2020 In order for an Expression of Interest to be considered, the following information must be provided at the time of submission: •Building name and address and location of the available space within the building; •Rentable square feet available and expected rental rate per rentable square foot, fully serviced; •ANSI/BOMA office area-(ABOA) square feet to be offered and expected rental rate per ABOA square foot, fully serviced. Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, (if any); •Date of space availability; •Building ownership information; •Amount of parking available on-site and cost. Include whether expected rental rate includes the cost of the required Government parking, (if any); •Energy efficiency and renewable energy features existing within the building; •Public restrooms are to be located on the floor the IRS is occupying. The public cannot access restrooms inside of the IRS demised space. •List of building services provided; •One-eighth inch scale drawing of proposed space offered, and proposed site layout; •Name, address, telephone number, and email address of authorized contact; •In cases where an agent is representing multiple ownership entities, written acknowledgement; •Permission to represent multiple owners for the same submission; •Representatives of building owners must include the exclusivity agreement, representation letter, listing contract or other executed agreement granting the exclusive right to represent the building owner; •Your letter must include the RLP # listed above and be emailed or mailed to the Primary point of Contact.
