- Project P741, (Phase 1) Navy Gateway Inn and Suites (NGIS) constructs a new high-rise lodging facility at Trumbo Point on NAS Key West, Florida. The lodging facility will have approximately 400 guest rooms (approximately 171,200 GSF) and will include common public guest services, floor support spaces, and back-of-house support spaces. Common public guest services shall include public toilets, fitness room, and guest laundry. Administrative spaces shall include offices and a conference/training room. The new facility will include all utility and mechanical (HVAC) systems, plumbing, fire alarm and suppression systems, elevator, telephone, local area network (LAN), cable TV and other information technology (IT) systems. Supporting facility requirements include all associated site work, utilities, vehicle parking, landscaping, and Antiterrorism Fore Protection (AT/FP) measures including progressive collapse. The new facility will be designed and constructed to meet the wind and seismic requirements of ASCE 7-10; to comply with the Energy Policy Act of 2005. Site improvements shall provide connection of the new facility to the related adjacent facilities with the development of walks, drives, arrival/drop-off, parking, and other hardscape and landscape elements. Project includes demolition of existing facilities or the planned site of construction. Project P741, (Phase 2) demolition of existing buildings will commence after the completion of Phase 1. These buildings consist of older lodging facilities located on Boca Chica at NAS Key West, Florida.
