Description
U.S. GOVERNMENT SOLICITATION No. 8CA3397 General Services Administration (GSA) seeks to lease the following space: State:California City:McClellan Delineated Area:N: Q Street and W: to include E: Watt Avenue S: Highway 80 W: Rio Linda Blvd / Marysville Minimum Sq. Ft. (useable):11,229 (7,500 Space #1 + 3,729 Space #2) Maximum Sq. Ft. (useable):11,790 (7,875 Space #1 + 3,915 Space #2) Space Type:Warehouse Parking Spaces (Total):3 surface spaces (reserved for Space #1) Full Term:15 years Firm Term:10 years Option Term:Two - 5-year options •Government is seeking to lease two separate warehouse spaces. Both spaces require fire sprinkler throughout to code. •Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability Standards per the terms of the Lease. •A fully serviced lease is required. Regular business hours Mon to Fri are 8 am to 5 pm. With occasional weekend use required. •Offered space shall not be in the 100 or 500 year flood plains. •Offered spaces do NOT need to be contiguous. •Space #1 Requirements: o3 secured parking spaces for Government Owned Vehicles. o2 unisex accessibility compliant restrooms. oMinimum clear height 16' feet and 0" inches. o240V charging unit for Government Owned forklift(s). o24' feet by 24' feet column spacing minimum. oSecurity fence with key-code or keyed lock, and motor driven vehicle access gate required. oLessor installed CCTV and intrusion detection system with FPS MegaCenter Monitoring required. Alternatively, daily security monitoring by a security guard of the location and space will be considered. oRoll up doors - 14' feet high by 12' feet wide electrical driven with chain override, keyed security switch and serviced quarterly. oSealed concrete floors required. With floor load limit of 2,500 pounds per square foot to accommodate electric forklift. oOne Personnel Door 8' feet high x 3' feet wide. •Space #2 Requirements: o2 secured parking spaces for Government Owned Vehicles. oGround level loading dock. o55 foot Tractor/Trailer access required. oMinimum clear height 16' feet and 0" inches. o24' feet by 24' feet column spacing minimum. oSecurity fence with key-code, motor driven vehicle access gate required. oLessor installed CCTV and intrusion detection system with FPS MegaCenter Monitoring required. oRoll up doors - 10' feet high by 13' feet wide minimum, electrical driven with chain override, keyed security switch and serviced quarterly. oSealed concrete floors required. oOne Personnel Door 8' feet high x 3' feet wide. GSA is using a tenant broker to represent the Government in lease negotiations for this transaction. In no event shall a potential offeror enter into negotiations or discussions concerning a space to be leased with representatives of any Federal agency other than the authorized officers and employees of the General Services Administration (GSA) or their authorized broker representative.
