- U.S. GOVERNMENT Project 7CA3173 General Services Administration (GSA) seeks to lease the following space: State:California City:El Segundo Delineated Area:North: Imperial Highway East: Aviation Boulevard South: Rosecrans Avenue West: Sepulveda Boulevard Minimum Sq. Ft. (ABOA):19,842 Maximum Sq. Ft. (ABOA):20,437 Space Type:Office Parking Spaces (Total):33 On-Site Parking Spaces (Surface or Structure):33 Full Term:10 years Firm Term:10 years Option Term:Two, 5-year options Additional Requirements:•Space will be occupied by Government law enforcement agency with special build-out including: firearms and ammunition storage; secure evidence room; detention rooms, fitness center with lockers/showers, etc. •Space will be located in office building with Energy Star label. •Minimum 19,842 ABOA SF contiguous on 1 floor with minimum 33 on-site parking spaces. •Space must be above the ground floor and below the top floor and be serviced by a minimum of two elevators (one may serve as a freight elevator). •Space must allow for efficient office configuration (length no more than twice the width) with columns at least 20 ft apart and from exterior walls. •Normal business hours Monday through Friday from 6:00 a.m. to 6:00 p.m. •24/7 HVAC will be required for specific rooms within the leased space. •Janitorial services to be performed during normal weekday working hours. •Properties housing other Federal, State or local judicial or legal government agencies, or private firms whose primary clientele are involved in or have ties to criminal elements are not acceptable. •Properties with ground level/under building drive through service (such as banks, restaurants, pharmacies, etc.) are not acceptable. •The space shall be located in a modern quality building of sound and substantial construction with the surrounding development well maintained and in consonance with a professional image. •Amenities and public transportation to be located within walkable ½ mile from primary building entrance. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall be outside the 100 year flood plain. The U.S. Government currently occupies office and related space in a building under a lease in El Segundo, California, that will be expiring. The Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime. GSA is using a tenant broker to represent the Government in lease negotiations for this transaction. In no event shall a potential offeror enter into negotiations or discussions concerning a space to be leased with representatives of any Federal agency other than the authorized officers and employees of the General Services Administration (GSA) or their authorized broker representative.
