- DEPARTMENT OF VETERANS AFFAIRS (VA) REQUIREMENT TO LEASE SPACE The VA is seeking to lease space for a Community Based Outpatient Clinic (CBOC) in New London, CT. The new space would replace and expand a CBOC that the VA has occupied for more 10 years. VA plans to conduct an open-market competition for the new space. The space must be either a freestanding building or a space within an existing building. The space must be located on the ground floor and provide up to 11.,111 net usable square feet 15,000 rentable square feet. On-site parking with 99 spaces is required including 15 handicapped parking spaces. A lease for up 20 years, with 10 years firm is contemplated. Term to be finalized prior to lease award. Occupancy is desired as soon as possible. The space to be considered shall be within the New London, CT delineated area as follows: Within a 5-mile radius of existing New London CBOC, which is at 4 Shaw s Cove New London, CT 06320 Offerors must provide evidence that properties are outside the 100-year flood plain. VA reserves the right to conduct a formal market survey of prospective properties. The VA is limited by law (41 C. F. R. section 102.73.55 to acquire leases on the most favorable basis to the Federal Government, at charges consistent with prevailing market rates for comparable facilities in the community The VA is not required to award a lease based upon responses to this advertisement.
