Description
SOURCES SOUGHT NOTICE The Department of Veterans Affairs/Michael E. DeBakey VAMC(MEDVAMC) desires to lease space in Houston, Texas to accommodate a 9,999 to 10,499 net usable square feet (NUSF) government -staffed Community Resources and Referral Center (CRRC). Fully serviced lease is desired for term of ten (10) years with six (6) years firm, available for occupancy by October 1, 2019 or as soon after as possible. Be advised that this is only a request for information regarding what space is available in the specified area. It is not an official solicitation, and VA assumes no responsibility to award a lease based upon responses to notice. In addition the VA will not reimburse any costs associated with response to this notice. To be considered properties must be located within the centralized downtown & midtown areas of the Metropolitan city of Houston, TX (see Delineated Area, below), zoned for the intended use and provide forty (40) parking spaces, minimum of twenty-five (25) on-site parking spaces, or meet local code, whichever is greater. All parking spaces shall be reserved for VA patients and staff. Access to the space form parking must not involve traversing a busy road, highway or thoroughfare. The space shall be located in an Office/Clinical setting, on attractively landscaped site containing one or more modern office building that are professional in appearance, with the surrounding development will maintained. Must be in immediate proximity to public transportation routes and retail amenities along with close proximity to emergency VA medical facilities. Space must yield a minimum of 9,999 NUSF, be contiguous and built to VA specifications NUSF does not include such areas as stair, elevators, mechanical and utility rooms, ducts shafts, vestibules and public corridors, and public toilets required by local code. Space on the ground floor is preferred but higher floors will be considered if the space offered is contiguous and ADA compliant. Space above the ground floor must have minimum of two elevators. One accessible elevator may serve as freight elevator. Space shall not be located in the 100 year flood plain; near a bar liquor store or like establishment; near a bar liquor store or likewise establishment. Near a residential hotel; or near an area where it is know that illegal activities occur. Space grounds and landscaping must comply with VA Life Safety, Seismic, Radon and ADAAG/ABAAS requirements. Properties must be within the delineated area as defined by the following boundaries. North: Interstate Highway10 South: Alabama Street from Bagby Street to Highway 59 East: US Highway 59 West: Interstate Highway 45 from Interstate Highway 10 to Smith Street, continuing southerly along Smith Street to Bagby Street to Alabama, No other area will be considered for the clinic.
