- Advertisement Expression of Interest Sought The Department of Veterans Affairs (VA) is currently seeking to lease at least 11,400 net usable (15,390 rentable) square feet of space in the following delineated area. North: Chamblee Tucker Rd South: North Decatur Rd East: Interstate highway 285 West: Interstate Highway 85 Offerors must provide evidence that properties are outside the 100-year flood plain. VA is conducting a competition for Space. The lease term requirement is for ten (10) years with five (5) years firm and the space must be available for occupancy by March 5, 2020. The VA seeks a full-service lease (all utility, services, maintenance costs included in rent). On-site parking for 99 vehicles is required and 4 handicapped accessible parking spaces required. This Clinical space must meet the following requirements: Zoned for medical clinic use. Contiguous on no more than two floors. Full service hospital emergency response facilities must be available within 5 miles of the outpatient clinic site. Main ingress/egress for on-side pedestrian and vehicular circulation shall be easily accessible from major public thoroughfares. Provide prominent visibility of the facility from major public thoroughfares. Regularly scheduled public transportation shall be available within 1/4 mile (1,320 feet) of the clinic site. (all utility, janitorial services, taxes, cable or Satellite tv and maintenance costs are to be included in the rental rate). Expressions of interest must be submitted in writing and should include: building name, address and age; net usable square footage available; location of the space within the building; date of space availability to commence tenant improvements; CAD as built floor plans identifying the space offered; parking ratios; loading dock specifications; proximity to public transportation; and information on building ownership. (Note: The VA will pay no more than the appraised fair market rental value for space. Usable square footage does not include areas such as stairs, elevators, mechanical and utility rooms, ducts, shafts, vestibules, public corridors, and public toilets required by local code).
