- Advertisement Expression of Interest Sought The Department of Veterans Affairs (VA) currently occupies 17,500 rental square feet of clinical space in a building under a lease in Columbus, GA, and has a requirement for a lease of this same square footage in the following delineated area. The offered building must be located within the following boundaries: Building cannot be within a 100 years flood plain. The VA seeks to lease approximately 17,500 rentable square feet of clinical space located on one floor. The rentable square footage should yield 13,000 usable square feet of space. The lease term requirement is for six (6) years with five (5) years firm and the space must be available for occupancy by June 1, 2019. The VA seeks a full-service lease (all utility, services, maintenance costs included in rent). The VA will consider alternative space if economically advantageous. In making the determination for lease award during the solicitation phase of this procurement the VA will consider, among other things, the costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and IT/telecommunications infrastructure. Expressions of interest must be submitted in writing and should include: building name, address and age; net usable square footage available; location of the space within the building; date of space availability to commence tenant improvements; CAD as built floor plans identifying the space offered; parking ratios; loading dock specifications; proximity to public transportation; and information on building ownership. (Note: The VA will pay no more than the appraised fair market rental value for space. Usable square footage does not include areas such as stairs, elevators, mechanical and utility rooms, ducts, shafts, vestibules, public corridors, and public toilets required by local code).
