Description
USDA is interested in leasing approximately 6900 rentable square feet of Fully Serviced General Purpose Office Space yeilding a minimum of 5625 up to approximately 6000 ABOA in Enid, OK (Garfield County) USDA currently occupies office and related space in a building under lease in Enid, OK that will be expiring. The space is capable of continuing to meet USDA space needs. The government is considering alternative space if economically advantageous. In making this determination, the government will consider among other things, the availability of alternate space that potentially can satisfy the government rquirements as well as costs likely to be incurred through relocating, such as physical move costs, relocation of high density track file systems, repliation of tenant improvements and telecommunication infrastructure, and non-productive agency downtime. REQUIREMENTS: Parking: 45 hard surface parking spaces (ABAAS compliant) Delineated Area: North: Willow Road from Liberty Lane to Hwy 81 East: Hwy 81 from Willow Road to Walnut St., East to Hwy 64, Grand Ave, south to Main St, west to Hwy 81, south to Hwy 412/Owen K Garriott Rd. South: Hwy 412/Owen K Garriott Rd from Garland Road to Hwy 64/Grand Ave West: Cleveland Street (Including Willow Rd & Owen K Garriott Rd Frontage as indicated in the North and South Boundaries.) • The Site must be accessible by farm trucks pulling trailers and accommodate pull-thru parking or adequate area for turn-around with trailers. • Site must be accessible by hard surface publicly maintained roads. - no private drives. • Site cannot be in a 100 year flood plain. • Site must be eligible for public services such as fire, police, water, sewer and trash removal. • Space shall be contiguous on one floor. First floor space is preferred. • Site must be existing construction with adequate area to meet square footage and parking requirements. • Space must meet all state and local building regulations and Architectural Barriers Act Accessibility Standards (ABAAS). • Offered space must meet government requirements for fire safety, accessibility, and sustainability standards, per the terms of the lease. • A fully Serviced Lease is required. (utilities, trash removal, janitorial, lawn care, snow removal, pest control, etc.) Full Term: 10 Years Termination Rights: 120 Days, in whole or in parts. EXPRESSIONS OF INTEREST MUST BE IN WRITING AND SHOULD INCLUDE THE FOLLOWING: 1. Building Name and address. 2. Rentable Square Feet and ANSI/BOMA Usable Square Feet. 3.
