- General Services Administration (GSA) seeks to lease the following space : State: Utah City: West Valley City Delineated Area: North Boundary: Beginning at the intersection of I-15 and 600 N proceed west on W 600 N which becomes W 700 N continuing on to N 2200 W. Proceed south on N 2200 W to W North Temple where it intersects with I-80. Proceed west on I-80 to N. Wright Brothers Drive. Proceed north on N Wright Brothers Drive to W Harold Gatty Drive. Proceed west on W Harold Gatty Drive to John Glenn Road. West Boundary: Proceed south on John Glenn Road to its terminus and continue south on an imaginary line to I-80. Proceed east on I-80 to S 5600 W. Proceed south on 5600 W to 3500 S. Proceed east on 3500 S to 4000 W. Proceed south on 4000 W to the intersection of W 4715 S which becomes S 4015 W. Proceed south on S 4015 W which becomes S 4000 W; continue south to W 6200 S. Proceed east on W 6200 S to Bangerter Highway. Proceed south on Bangerter Highway to W 7800 S. South Boundary: Proceed east on W 7800 S to Jordan River which becomes W Center Street. Proceed east on W Center St to S State Street. East Boundary: Proceed north on S State St to I-80. Proceed west on I-80 to I-15. Proceed north on I-15 to W 600 N. Maximum Sq. Ft. (ABOA): Office Space: 24,745 ABOA SF Storage : 10,310 ABOA SF (Office/Storage combined: 35,055 ABOA SF) Wareyard : 140,000 (~3 acres) Space Type: Minimum requirements Office: Space shall be contiguous on no more than 2 floors, one of which must be the ground floor; 9' ceiling height Storage: 16' clear height; minimum of 30' on-center column structure; contiguous to office space and wareyard Wareyard : Fenced (barbed-wire at top) with two (2) automated rolling gates; contiguous to storage space; must accommodate parking described below Parking Spaces Within Wareyard • 135 parking spaces (10' X 20') • 10 pull-through trailer parking spaces (14' X 40') • Must accommodate 70' tractor trailers with 1-way traffic design Parking Spaces Outside of Wareyard • 10-12 visitor parking spaces • 85-95 staff parking spaces • 5 Van accessible handicap spaces Full Term: 240 months (20 years) Firm Term: 240 months (20 years) Soft Term: N/A Additional Requirements: • Must be capable of sending/receiving radio and microwave transmission clearly, support SD1 service, and provide good cellphone reception. • Good public visibility and easy access to principal and minor arterial roads. • Must offer access to public transportation (if available in the area), bike and foot paths are desirable. • Eating facilities and other amenities must be within 1 mile of the site. • May NOT be located in predominantly industrial or residential area (light industrial or flex space areas are acceptable). • The footprint, column spacing and overhead configuration of each type of space shall not impede efficient layout of the space for Government's planned use. Offered space must meet Government requirements for fire safety, accessibility (ABAAS), seismic and sustainability standards per the terms of the Lease. A fully serviced lease will not be required; the Government will pay for its own electric and gas utilities. Offered space shall not be in the 100 -year flood plain. The office space must be accessible to the government at all times (24/7). *ABOA square feet does not include such areas as stairs, elevators, mechanical and utility rooms, ducts, shafts, vestibules and public corridors, and public toilets required by local code. The Government will pay no more than the appraised fair market rental value for the building.
