Description
General Services Administration (GSA) seeks to lease the following space: State: New York City: White Plains Delineated Area: North - Cross Westchester Expressway to North Broadway; East - North Broadway to Route 22 (East New York Post Road) to Highland Avenue; South - Highland Avenue to Banks Street to Route 119 (Main Street to Tarrytown and Dobbs Ferry Road to Knollwood Road); West - Knollwood Road to the place of the beginning Minimum Sq. Ft. (ABOA): 7,335 Maximum Sq. Ft. (ABOA): 7,701 Space Type: Office Parking Spaces (Total): None - See Additional Requirements below Full Term: Fifteen Years (180 Months) Firm Term: Ten Years (120 Months) Option Term: N/A Additional Requirements: • Contiguous office space located on the ground floor is preferred. • Space located above the first floor must be serviced by at least one (1) elevator. • Space below grade is unacceptable. • Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards. • A fully serviced lease is required. • Offered space shall not be in the 100 years flood plain. • If the space is a newly constructed facility or in a building constructed in 1990 or later, no asbestos-containing materials shall have been used or specified in the construction of the facility. • A satellite dish is planned to be installed on the building roof or other acceptable secure space. • Surface parking must be available to employees and the public on site and/or within two (2) blocks of the proposed space. The parking-to-square-foot ratio available on site shall at least meet current local code requirements.   Expressions of interest should include the following information: • Building name and address, and location of space in the building. • Legal description. • One-eighth inch scale drawing of the space being offered. • ANSI/BOMA defined Office Area Square Feet. • Rentable Square Feet offered and Rental Rate per square foot. • Specify services, utilities, electricity and tenant improvement allowance included. • Percent of Common Area Factor used to determine the Rentable Square Feet. • Name, address, telephone number and email address of individual to be contacted. • Amount of parking available that can meet the parking requirement under Additional Requirements above, and any cost associated with the parking. Submissions by other than the owner or manager of a property must be accompanied by a letter from the ownership granting permission to make a general offering of space. In instances where the Offeror is representing more than one property, the Offeror is hereby notified that they may only participate in negotiations on behalf of one owner.
