- Description
- The U.S. Government intends to award a succeeding lease using other than full and open competition for an existing lease for the U.S. Marshals Service located in the Federal Reserve Bank at 524 Liberty Parkway, Vestavia Hills, AL 35242-7531. The Government requires office and special use space yielding a minimum/maximum of 42,579 ANSI/BOMA Office Area (ABOA) square feet (SF) and 50 secure parking spaces for government owned vehicles (GOVs). The space must be located contiguously in one building and all services, supplies, utilities, partitioning, and tenant alterations must be included as part of the rental consideration. State:AL City:Vestavia Hills Delineated Area:North: Beginning at I-459 and Grants Mill Rd, take Grants Mill Rd south/southeast to Hwy 119/Cahaba Valley Rd; East: Take Hwy 119/Cahaba Valley Rd south/southwest to U.S. Hwy 280 then west to Valleydale Rd then south/southwest to I-65; South: Take I-65 north to I-459; West: Take I-459 north/northeast to Grants Mill Rd Minimum/Maximum Sq. Ft. (ABOA):42,579 (22,511 ABOA SF of office space contiguous on one floor; 15,767 ABOA SF of training center space contiguous on one floor including a virtual firearms simulator and a "shoot house" for Simunition® training; 2,203 ABOA SF of fitness center space; 2,098 ABOA SF for a 2-lane indoor firing range) Space Type:Office, Other Parking Spaces:•50 reserved, secure parking spaces - surface or structured - for GOVs •Ample additional surface or structured parking spaces for privately owned vehicles and/or visiting law enforcement agency vehicles Total Term:15 Years Firm Term:15 Years Option Term: 5 Years (Years 16-20) Additional Requirements:Locational Requirements: •Ease of access to interstate system •Discrete, inconspicuous location with low to no street visibility •Large acreage parcel with no immediately adjacent buildings •Ample secure parking •Large outdoor area for conducting training exercises including traffic stops Physical Requirements: •Offered building must accommodate a 2-lane indoor firing range •Offered building must accommodate training space housing a virtual firearms simulator as well as a "shoot house" with interior mock-ups of apartments, hotel rooms, houses, and mobile homes for Simunition® training •Offered building must accommodate ammunition and weapons storage •Offered building must accommodate Interagency Security Committee Facility Security Level 3 requirements To submit a location for inspection, contact this office by 5:30 PM ET on August 13, 2018.
