- 7ID2141 Boise Delineated Area Boundaries Map General Services Administration (GSA) seeks to lease the following space: State: Boise City: ID Delineated Area: Boundaries (clockwise) starting at Northern boundary: E Warm Springs Ave, to N Ave C, to E Jefferson St., to E. McKinley St., to E. State St., to S. Walnut St., to E. Jefferson St., to N. Pierce St., to E. Warm Springs Ave., to Marden St., to S. Marden St., Cross the greenbelt bridge, to E Parkcenter Blvd., to Rossi St., to S. Lincoln Ave., thru Boise State University, to W Cesar Chavez Ln., to S. Broadway Ave., to Hwy 20, to S. Ave A, to E Front St., to S. Broadway Ave. Minimum Sq. Ft. (ABOA): 10,630 Maximum Sq. Ft. (ABOA): 11,750 Space Type: Office Parking Spaces (Total): 6 reserved parking spaces, structured or surface Full Term: 20 Years Firm Term: 10 Years Option Term: None Additional Requirements: •· Roof mounted Antenna to support radio communications with Agency laboratory. Radio system will need to be able to send/receive communications with existing Laboratory located at 897 E Park Blvd. Offered sites will be evaluated by field test to ensure technical compliance pre-solicitation •· Occupancy must be located in contiguous space within a modern office building. •· Offered space must be efficient and not present significant design constraints, such as irregular shape of demised space, large columns, narrow core to building façade, column spacing less than 20' on center, etc. •· The occupancy will need to comply with Facility Security Standard Level 2 and other security requirements determined by GSA. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100-year flood plain. Interested Respondents should include Building Owners, or if a Broker, please include the Exclusivity Agreement/Representation Letter/ or Listing Contract granting the exclusive right to represent the building by the Building Owner, in your expression of interest.
