3FL0318 - Delineated Area Map U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: Florida City: Miami & Ft. Lauderdale Delineated Area: North: W. Oakland Park Boulevard (FL SR-816) from FL SR-869 to N. Nob Hill Road. East: N. Nob Hill Road / Palm Avenue from W. Oakland Park Boulevard (FL SR-816) to the Broward County & Miami-Dade County Line. South: Broward County & Miami-Dade County Line from Palm Avenue to Okeechobee Road (US-27). West: Okeechobee Road (US-27), from the Broward County & Miami-Dade County Line to I-75. I-75 from Okeechobee Road (US-27) to FL SR-869. FL SR-869 from I-75 to W. Oakland Park Boulevard (FL SR-816). See Attached Map Minimum Sq. Ft. (ABOA): 13,906 ABOA SF Maximum Sq. Ft. (ABOA): 13,906 ABOA SF Space Type: Warehouse/Light Industrial Parking Spaces (Total): N/A Parking Spaces (Surface): N/A Parking Spaces (Structured): N/A Parking Spaces (Reserved): N/A Full Term: 15 Years Firm Term: 10 Years Option Term: N/A Additional Requirements: Space offered must be contiguous and have potential for an efficient layout. Space will consist of 13,906 ABOA SF of Warehouse/Light Industrial space. Space should be fully air conditioned. Minimum ceiling clearance in the warehouse of 15'. Minimum column spacing of 25' CTC is required. The building must be fully sprinklered. The building must have at least one 14' high by 12' wide electrically operated overhead coiling garage door. The garage door entry must be at grade level or include a ramp for drive-in access to the warehouse. Access to the building should be large enough to accommodate large, long, tall, heavy vehicles. The building shall be single story, however a two-story building will be considered if the Agency occupies the first and second floors and the building meets ADA/ABAAS requirements. Buildings with tenants above or below the agency are not acceptable The building should be located away from churches, childcare facilities, shopping centers, residential areas, schools, flood plain areas, power plants, electrical transformer farms, nightclubs, bars, and not in close proximity to airport radar dishes or flight paths. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Expressions of Interest Due: August 14, 2018 Market Survey (Estimated): September 3, 2018 Offers Due (Estimated): November 1, 2018 Occupancy (Estimated): July 16, 2020 Expressions of interest must include the following information: 1. Building name and address and location of the available space within the building 2. Rentable square feet available, and expected rental rate per rentable square foot, fully serviced 3. ABOA square feet to be offered, and expected rental rate per ABOA square foot, fully service. Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, if any. 4. Date of space availability 5. Building ownership information 6. Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government parking (if any) 7. Energy efficiency and renewable energy features existing within the building 8. List of building services provided 9. Building, space, and parking accessibility in compliance with ABAAS. 10. Building, space, and parking compliance with fire and life safety and seismic requirements. 11. Building, space, and parking compliance with ISC and Publication 64 security standards.
