Ballston Avenue to Route 5 West to 890 South to I 90 South. South: I 90 East: 787 North to Route 32 to Broad Street to Route 4 North Minimum/Maximum Sq. Ft. (ABOA):14,417 Maximum Sq. Ft. (ABOA):15,859 Space Type:Office Parking Spaces (Total):29 (secure - Government exclusive use) Full Term:15 years Firm Term:10 years Option Term:Not Applicable Additional Requirements: •Space shall be located in a prime commercial office district with attractive, prestigious, professional surroundings with a prevalence of modern design and/or tasteful rehabilitation in modern use. •Churches, Multi-family residential, and commercial day care centers shall not be within direct line of sight of the offered building. •On-site, secure parking spaces for the exclusive use of the Government with no public access is required. All parking must be enclosed, with 24/7 access, and must be secured and lit in accordance with Security Requirements set forth in the lease and tenant internal Security SOW. An enclosed area with a secure path of travel to tenant space is necessary within the tenant secure parking area. •A secured Sally Port is required. •The building and parking area should provide direct secure access into the premises on the ground floor. •For space located on floors above ground level, secure access from the sally port to the offered space is required through a service elevator in a non-public travel path. •Space should be located above the ground level. •After-Hours Access Required. •The offered property must have the ability to meet the Interagency Security Committee (ISC) requirements for a Facility Security Level (FSL) III facility. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain.
