<img src="file:///C:/Temp/1/msohtmlclip1/01/clip_image002.jpg" alt="GSA%20Logo%202" width="98" height="98" /> GSA Public Buildings Service U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: PA City: Charleroi Delineated Area: Starting at Pennsylvania Avenue (Route 88) Charleroi Monessen Bridge and the Monongahela River, follow South to Interstate 70, follow West to Mon-Fayette Expressway (Route 43), follow North to Coyle Curtain Road until it intersects with Pennsylvania Avenue (Route 88), follow South on Pennsylvania Avenue (Route 88) Charleroi Monessen Bridge and Monongahela River (Starting Point) Minimum Sq. Ft. (ABOA): 4,200 Maximum Sq. Ft. (ABOA): 4,400 Space Type: Office & Related Parking Spaces: Six (6) reserved, onsite parking spaces Full Term: Fifteen (15) years Firm Term: Ten (10) years Option Term: Five (5) years Additional Requirements: • Space shall be contiguous on one floor • Space shall be located on the second floor or above • Proposed facility shall not be located in the immediate vicinity of any facilities identified by the Interagency Security Committee (ISC) as “hazardous materials transportation/storage facilities.” Examples of hazardous locations include facilities with potential environmental threats, such as fuel storage areas, gas stations, chemical manufacturing facilities, etc., as well as railroad lines transporting hazardous material. • The proposed facility shall not be located near Public Defenders, Immigration and Customs Enforcement, Probation Offices or other businesses or facilities deemed unacceptable by the Tenant’s Physical Security Unit (PSU) for security purposes. • Proposed Tenant spaces or facilities in close proximity or adjacent to facilities associated with foreign powers identified in the Tenant’s National Security Threat List will not be considered. Action : Choose whether or not a fully serviced lease is required. Also choose 100 year floodplain unless requirement is identified by agency as a critical action. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain. Action : for fbo postings, insert the following language only for potential sole source succeeding lease actions. Delete for procurement summary page. do not use for full and open procurements. note that any figures used for a cost benefit analysis (CBA) must be supportable. Consideration of “non-productive agency downtime” in a CBA should be rare. Action : For FBO postings, delete “offers due;” for procurement summary, keep “offers due” and delete “(estimated)” from dates.
