Solicitation for Offers No. 7GA2284 May 1, 2018 Procurement Summary A. Statement of Requirements. The Government is seeking a lease for space meeting the following requirements: City, State: Atlanta, GA Delineated Area: Within Atlanta Central Business District POINT OF BEGINNING: Piedmont Avenue NE and North Avenue NW West on North Avenue NW to Northside Drive NW South on Northside Drive NW to Northside Drive SW South on Northside Drive SW to I-20 East on I-20 to I-75 / I-85 North on I-75 / I-85 to Piedmont Avenue NE North on Piedmont Avenue NE to North Avenue NW - POINT OF BEGINNING Delineated Area Map attached to solicitation posting. Minimum Sq. Ft. (ABOA): 104,816 Maximum Sq. Ft. (ABOA): 104,816 Space Type: 122,503 RSF Class A Office and 867 RSF Storage Space Parking Spaces (Total): 24 Parking Spaces (Surface): 24 Parking Spaces (Structured): 24 Parking Spaces (Reserved): 24 Full Term: 4 years Firm Term: 2 years Option Term: 0 Additional Requirements: 120 days written notice to Lessor of early lease termination after 3 years firm term. Must be within ½ mile walking distance to public transportation. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the [100/500] year flood plain. All submissions should include the following information: •(1) (1) Name of owner; •(2) Age of building; •(3) Total existing gross square feet, and gross square feet per floor; •(4) Site plan depicting the building and parking; •(5) Floor plan and gross square footage of proposed space; •(6) Identification of on-site parking; •(7) (7) Address or described location of building; •(8) Location on map demonstrating the building lies within the delineated area; •(9) FEMA map evidencing that the property lies outside the 100-year floodplain; •(10) A narrative and map describing proximity of the building to the nearest bus and/or train stop, and major transportation routes; •(11) Evidence of ownership, if building submitted by owner. Non-Owners (e.g. brokers) must provide evidence of authority granted by property owner to submit the property; and •(12) Any information related to title issues, easements, or restrictions on the use of the building. •(13) Asking Rental Rate per Rentable Square Foot for a Full Service Lease.
