Description
GENERAL Space Breakdown The U.S. Government currently occupies office and related space in a building under lease in Walden, CO, that will be expiring. The Government is considering alternative space if economically advantageous. In making this determination, the Government, will consider, among other things, the availability of alternative space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime. State: Colorado City: Walden Delineated area: Walden, Colorado - Site must be visible from a major highway North Boundary: 1st Street- from Grant St. to Hwy 125 East Boundary: From the intersection of Washington St. and 6th St., North to 5th St.,West to Harrison St., North to 4th St., North to Washington St., North on Harrison St., West on JC RD 2a, North on Main St to 1st St. South Boundary: W Hwy 14- from the corner of Main St. and Cr 17 West to Grant St. West Boundary: Grant St. - from W Hwy 14 North to 1st St. The rentable office space shall yield a minimum of 5,315 to a maximum of 5,847, which includes approximately 985 sq. ft. of Warehouse/Storage. The Wareyard/Outdoor storage requirement is approximately 8,000 sq. ft, and the parking requirement is for thirty-five (35) parking spaces, (25 employees, 8 visitor, and 2 RV pull-thru). Full Term: 20 Yrs Firm Term: 15 Yrs Soft Term: 5 Yrs Additional Requirements: Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain.
