(ABOA):15,305 ABOA SF Space Type:Office Parking Spaces (Total):21 Surface Reserved Full Term:15 years Firm Term:10 years Cancellation Rights:90 days Additional Requirements: •Secure Compartmental Information Facility (SCIF) and Secure Evidence Rooms 50' setback from active Railroad tracks, day care, and schools. •The offered space shall be located on the 2nd floor or higher. •Proposed space shall not be located in the immediate vicinity of any facilities identified by Interagency Security Committee (ISC) as hazardous materials transportation/storage facilities. •Proposed space shall not be located near Public Defenders, Immigration and Customs Enforcement, Probation Offices or other businesses or facilities deemed unacceptable by the Tenant's Physical Security Unit (PSU) for security purposes. Offered space must meet Government requirements for fire safety, accessibility and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100-year flood plain. The U.S. Government currently occupies office and related space in a building under lease in Springfield, Massachusetts, that will be expiring on April 7, 2019. The Government is considering alternative space if economically advantageous. In making this determination, the Government, will consider, among other things, the availability of alternative space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime.
