- U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: NJ City: Edison Delineated Area: North: I-287 to Middlesex Ave., to Wood Ave., to Oak Tree Rd., to Garden State Parkway East: I-95 to Route 18, to Route 1 South: Finnegans Ln. West: Route 27 to Veronica Ave., to Hamilton St., to JFK Blvd., to County Rt. 527, to Landing Ln., to George St., to Route 18 (See attached map.) Minimum Sq. Ft. (ABOA): 19,020 Maximum Sq. Ft. (ABOA): 19,971 Space Type: Office Parking Spaces (Total): 16 Parking Spaces (Reserved and Secured): 5 reserved, unsecured, and unmarked Full Term: 10 years Firm Term: 5 years Additional Requirements: Class A space required Building Hours of Operation: 6:00 AM to 6:00 PM M-F Must be located within one (1) walkable ½-mile of a commuter rail, light rail, or subway station; or within one (1) walkable ½-mile of two (2) or more distinct bus lines with regular, frequent service throughout the day. The space may be demised into as many as four blocks of space with the following sizes: 11,760 ABOA SF* 3,274 ABOA SF* 2,785 ABOA SF† 1,201 ABOA SF* *Preferred above ground level †Required on ground level These spaces may be contiguous but must remain separate. Ability to mount multiple stick (non-penetrative) antennas upon the roof of the building. Additional 26 parking spaces commercially available within one (1) walkable ¼-mile for visitor use. Offered space must meet Government requirements for fire safety, accessibility and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100-year flood plain. This procurement will be subject to all the rules, regulations, conditions and specifications stated in the Request for Lease Proposal (RLP) package that will be sent out pursuant to this advertisement. At this time, the Government is only considering existing buildings, and will not consider new construction options. Expressions of Interest must be received in writing no later than April 20, 2018 by 4:30 PM Eastern Time, and should include the following information at a minimum: Building name and address; Location of space in the building and date of availability; Rentable Square Feet (RSF) offered and full service rental rate per RSF; ANSI/BOMA office area (ABOA) square feet offered and full service rental rate per ABOA SF; Floor plans (as-built) identifying offered space; Name, address, telephone number, and email address of authorized contact. Owners, brokers, or agents may offer space for consideration. Any properties submitted by brokers or agents must be accompanied by written evidence that they are authorized by the ownership to exclusively represent the building offered.
