Description
DEPARTMENT OF VETERANS AFFAIRS (VA) COMPETITION FOR EXISTING LEASE LOCATION The VA is conducting market research/seeking capable sources from bondable and experienced firms that are classified and registered in www.vip.vetbiz.gov as either Service-Disabled Veteran-Owned Small Businesses (SDVOSB) or Veteran-Owned Small Businesses (VOSB). The NAICS Code is 531190 Lessors of Other Real Estate Property, and the small business size standard is $38.5 million. Responses to this notice will assist the VA in determining if the acquisition should be set-aside for competition restricted to SDVOSB or VOSB concerns in accordance with 38 USC Sec. 8127. Although this notice focuses on SDVOSB and VOSB, we encourage ALL small businesses and other interested parties to respond for market research purposes. The Department of Veterans Affairs desires to lease sufficient rentable square footage to yield 10,000 usable square feet in San Antonio, Texas, County of Bexar, for use as a Medical Space. The space should be on one contiguous floor, ADA compliant, and can be provided by new construction or modification of existing space. Lease should be full service. On-site parking for 100 vehicles is required. The term should be ten (10) years. The space must be within the city limits of San Antonio within or fronting the following boundaries will be considered To be considered, space must be within the city limits of San Antonio, TX bordering a delineated area as follows: North Wurzbach Rd South From I-10 to Crossroads Blvd to Fredericksburg Rd to I-410 East I-10 West Babcock Rd Offerors must provide evidence that properties are outside the 100-year flood plain. A market survey of properties offered for lease will be conducted by the VA. The Government is limited by law (40 USC 278a) to pay no more than the appraised fair rental value for space. RESPONDENTS ARE ADVISED THAT THE VA ASSUMES NO RESPONSIBILITY TO AWARD A LEASE BASED UPON RESPONSES TO THIS ADVERTISEMENT.
