Description
United States Department of Agriculture (USDA) seeks to lease the following space: City, State: Pryor, OK County: Mayes Requirement: USDA is interested in leasing approximately 2750 Rentable Square Feet of Fully Serviced General Purpose Office Space yielding approximately 2000 to 2280 ABOA. Parking: 20 hard surface parking spaces to include compliant ABAAS parking. Delineated Area: Sites that are located in the 100 year flood plain will NOT be considered. Site must be covered by city services to include police, fire, water, sewer and trash removal. Site must be easily accessible by farm trucks pulling trailers by hard surface publicly maintained roads. Site must be within or fronting the following boundaries: NORTH: 5th Street (Maple St. to Gaither Rd.) EAST: Gaither Rd (5th St to 9th St) Plus 1st St Frontage to 4340 Rd, Plust East Graham Ave. Frontage to Carbide Rd. SOUTH: 9th St (Hwy 60 to Gaither Rd) plus Elliott St Frontage to 510 Rd. WEST: Maple St (from 5th St to 1st St) Hwy 69 (1st St to 9th St) Parking: 20 hard surface parking spaces to include compliant ABAAS parking spaces and access aisles. Full Term: 20 Years, (non-firm) Termination Rights: 120 days in whole or in part. Additional Requirements: • Space shall be contiguous on one floor. First floor space is preferred. • Site must be existing construction or currently planned construction with adequate area to meet square footage requirements. • Space must meet all state and local building regulations and Architectural Barriers Act Accessibility Standards (ABAAS). • Offered space must meet government requirements for fire safety, accessibility, energy efficiency, seismic and sustainability standards, per the terms of the lease. • A fully Service Lease is required. EXPRESSIONS OF INTEREST SHOULD INCLUDE THE FOLLOWING: 1. Building Name and address. 2. Rentable Square Feet and ANSI/BOMA Usable Square Feet. 3. Contact Information for Owner or Authorized Agent.
