Description
General Services Administration (GSA) seeks to lease the following space: State:WA City:SeaTac Delineated Area: The office space offered shall be accessible by major arterial roads to the SeaTac airport. The area of consideration shall provide a response time to the Port Crisis Center of no more than a 10 minute drive. Minimum Sq. Ft. (ABOA):31,381 Maximum Sq. Ft. (ABOA):33,765 Space Type:Class A or B Office Parking Spaces (Total):144 Parking Spaces (Surface):144 Parking Spaces (Structured):0 Parking Spaces (Reserved):144 Full Term:20 years Firm Term:15 years Option Term:N/A Additional Requirements: •A 20 foot setback from the face of the building's exterior to the curb or other boundary protected by bollards, planters or other street furniture shall apply as the blast/setback standards. If a 20 foot setback is not achievable, window glazing or treatments to achieve blast resistance may be required. •Office space should not be collocated in buildings or areas that handle, store, or ship Hazardous Materials (HAZMAT). •It is preferable not to have offices located on the ground floor of any building. However, if the Offeror has an interior space on the first floor or a windowed space that allows privacy film, the government will consider the space. Spaces shall not be adjacent to outside fire escapes, ledges, or mezzanines and in some cases balconies. In general, office spaces should be placed and windows glazed such that personnel cannot be seen from uncontrolled public areas. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain. The U.S. Government currently occupies office and related space in a building under a lease in SeaTac, WA that will be expanding. The Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime.
