Description
GSA Public Buildings Service U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State:Texas City:McAllen Delineated Area:Northern boundary: From the intersection of N. 23rd Street and W. Nolana Avenue, traveling east on W. Nolana Avenue, continuing east on E. Nolana Avenue to the intersection of E. Nolana Avenue and N. Jackson Road. Eastern boundary: From the intersection of E. Nolana Avenue and N. Jackson Road, traveling south on N. Jackson Road, continuing south on S. Jackson Road to the intersection of S. Jackson Road and E. Jackson Avenue. Southern boundary: From the intersection of S. Jackson Road and E. Jackson Avenue, traveling west on E. Jackson Avenue, continuing west on W. Jackson Avenue to the intersection of W. Jackson Avenue and S. 23rd Street. Western boundary: From the intersection of W. Jackson Avenue and S. 23rd Street, traveling north on S. 23rd Street, continuing north on N. 23rd Street to the intersection of N. 23rd Street and W. Nolana Avenue. Office Minimum Sq. Ft. Space shall be located 1) in an office, research, technology, or business park that is modern in design with a campus-like atmosphere; OR 2) on an attractively-landscaped site containing one or more modern office buildings that are professional and prestigious in appearance with the surrounding development well-maintained and in consonance with a professional image. Location should not be adjacent to overpasses, bridges, elevated ramps or railroad tracks. The parking-to-square-foot ratio available on site shall at least meet current local code requirements, or, in the absence of a local code requirement, on-site parking shall be available at a ratio of one (1) space for every 200 RSF of Space Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. The proposed leased space shall be fully serviced. Offered space shall not be in the 100 year flood plain.
