Exhaust Fans are serviced annually during the Spring visit. 1.Four (4) air filter replacement visits per year. 2. Four (4) major planned inspection visits per year to include a complete functionality test and inspection of all major components and operating cycles. All necessary alignment, calibration, tightening, adjustment, and lubrication are also included. a. Testing will include tests for excessive vibration, motor and compressor operation, proper refrigerant charge, operating and safety control function, proper combustion, crankcase heater operation, etc. b. Inspection will include visual observation for worn, failed, failing, or doubtful components such as; sheaves, pulleys, mounting brackets, linkages, refrigerant or oil leaks, water leaks, electrical components, etc. c. Aligning will include belts, pulleys, sheaves, etc. d. Calibrating will include safety and operating controls for temperature, pressure, timers, etc. e. Tightening will include electrical connections, mounting bolts, pipe clamps, linkages, couplings, etc. f. Adjustment will include belt tension, dampers, gas pressure, water levels, superheat, etc. g. Lubrication will include motors, pumps, fan bearings, damper and guide vane linkages, etc. h. Cleaning will include an annual cleaning of all outdoor coils and air intake screens. 3. One (1) annual drive belt replacement, alignment, and tensioning will be performed. 4. Planned maintenance is limited to all components and functions within the equipment enclosure. 5. Minor cleaning or repair which is found to be needed during quarterly inspection will be not be performed without prior authorization. 6. Indoor coil cleaning will be performed on a time and material basis. 7. Authorization for time and materials work or quoted repairs will be obtained for any further services. The Contractor will provide maintenance on the equipment as listed in the Contract Equipment Schedule. The Contract Equipment Schedule will be provided with this agreement. The Contractor will provide agreed-upon services to said equipment adhering to the manufacturer's specifications and designs. 2. Regular service will be performed between 8:00 AM and 4:30 PM, Monday through Friday, except holidays as recognized by this firm (New Years, Memorial Day, July 4th, Labor Day, Thanksgiving, and Christmas). Emergency service will be available at all times. When evaluation factors are used, the contracting officer may insert a provision substantially the same as the provision at 52.212-2, Evaluation Commercial Items, in solicitations for commercial items or comply with the procedures in 13.106 if the acquisition is being made using simplified acquisition procedures. When the provision at 52.212-2 is used, paragraph (a) of the provision shall be tailored to the specific acquisition to describe the evaluation factors and relative importance of those factors. However, when using the simplified acquisition procedures in Part 13, contracting officers are not required to describe the relative importance of evaluation factors. Offers shall be evaluated in accordance with the criteria contained in the solicitation. For many commercial items, the criteria need not be more detailed than technical (capability of the item offered to meet the agency need), price and past performance. Technical capability may be evaluated by how well the proposed products meet the Government requirement instead of predetermined sub factors. Solicitations for commercial items do not have to contain sub factors for technical capability when the solicitation adequately describes the item s intended use. A technical evaluation would normally include examination of such things as product literature, product samples (if requested), technical features and warranty provisions. Past performance shall be evaluated in accordance with the procedures in 13.106 or Subpart 15.3, as applicable. The contracting officer shall ensure the instructions provided in the provision at 52.212-1, Instructions to Offerors Commercial Items, and the evaluation criteria provided in the provision at 52.212-2, Evaluation Commercial Items, are in agreement.
