- GSA Public Buildings Service U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: Michigan City: Ludington Delineated Area: Northern Boundary: Bryant Rd. Eastern boundary: N Jebavy Rd - US 10 - US 31 Southern Boundary: 6th Street Western Boundary: N. Lakeshore Dr. - E Ludington Ave. - N. Lewis St. - W. Lewis St. - W. Loomis St. - S. Williams St. - W. Filer St. - S. James St. - E. Foster St. - S. Washington Ave. Minimum Sq. Ft. (ABOA): 21,080 Maximum Sq. Ft. (ABOA): 23,188 Space Type: Office and related space: approx.4,380 ABOA sf Warehouse and related space: approx. 16,700 ABOA sf Parking Spaces (Total): General parking as required by code plus 36 reserved spaces for government vehicles Parking Spaces (Reserved): 36 Reserved Spaces Full Term: 10 Years Firm Term: 10 Years Additional Requirements: · 2.5 acres of fenced-in ware yard for storage of approximately 40 boats and trailers. · Warehouse must have 4 electronically operated and insulated doors measuring 14’ high x 12’ wide. · Warehouse temperatures must be maintained at 55 o F – 70 o F during the heating season. · Warehouse minimum ceiling height of 17 feet is required. · Warehouse must have one loading dock. · Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. · A fully serviced lease is required. · Offered space shall not be in the 100 or 500 year flood plain. · Subleases will not be considered. · The Government requires access to the building 24 hours per day, 7 days per week, and 365 days per year. Action : Choose whether or not a fully serviced lease is required. Also choose 100 year floodplain unless requirement is identified by agency as a critical action. Interested parties must provide the name of the building, address, location of available space, rentable square feet offered, ABOA square feet offered, and contact information of authorized representative. Expressions of interest must be submitted in writing and should include the following information (This is not an invitation for bids or a request for proposals): Building name and address Location of space in the building and date it will be available 1/8 th inch scale drawings of space offered ANSI/BOMA defined office area/usable square feet (USF) Site plan demonstrating the location of offered parking and ware yard area Name, address, telephone number, and email address of the authorized agent offering the building. Action : for fbo postings, insert the following language only for potential sole source succeeding lease actions. Delete for procurement summary page. do not use for full and open procurements. note that any figures used for a cost benefit analysis (CBA) must be supportable. Consideration of “non-productive agency downtime” in a CBA should be rare. Action : For FBO postings, delete “offers due;” for procurement summary, keep “offers due” and delete “(estimated)” from dates.
