7TX3231 - Advertisement U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State:Texas City:Keller, Westlake, Southlake, and Grapevine Minimum Sq. Ft. (ABOA):6,754 Maximum Sq. Ft. (ABOA):6,754 Space Type:Office Parking Spaces (Total):13 Parking Spaces (Surface):0 Parking Spaces (Reserved):13 Terms: 15 Years, 10 Years Firm Additional Requirements: Location: •Space should have no history of prior heavy industrial use. Space should not be located in the 100-year floodplain. •Space should have reasonable accessible amenities such as restaurants and shopping centers. Building/Space Layout: •Space configuration shall be conducive to an efficient layout. Consideration for an efficient layout will include, but not be limited to, the following: size and location of interior fire (support) walls, size and number of columns, column placement, bay depths, window size and placement, convector size and placement, electrical and telephone accessibility, any angles, curves or offsets that will result in an efficient use of space. •Space shall be located in a modern quality Building of sound and substantial construction with a facade of stone, marble, brick, stainless steel, aluminum or other permanent materials in good condition and acceptable to the GSA Lease Contracting Officer. If not a new Building, the Space offered shall be in a Building that has undergone, or will complete by occupancy, modernization or adaptive reuse for the Space with modern conveniences. •A fully serviced lease is required. •Offered space must meet all Government requirements contained in the RLP/Lease to be issued, including requirements for fire safety, accessibility (ABAAS), seismic and sustainability standards by the required occupancy date per the terms of the Lease. •Space must be located on one (1) contiguous floor. •Offered space must have access to a loading dock. •Space must have access to a freight elevator if offered space is above the first (1) floor. •Ceiling height minimum clearance must be nine (9) feet in offered space. •The Government's space and associated parking must be accessible 24/7 by the Government. •The Government's requirement requires weapons storage. Not all minimum requirements are reflected in this advertisement. Expressions of Interest Submission Instructions/Requirements: Please provide the following basic information and descriptions pertaining to the building you propose for consideration. All submissions should include the following information: (1)Name of owner; (2)Age of building; (3)Date of space availability; (4)Total existing gross square feet, and gross square feet per floor; (5)Site plan depicting the building and parking; (6)Floor plan and gross square footage of proposed space; (7)Identification of on-site parking; (8)Address or described location of building; (9)Location on map demonstrating the building lies within the delineated area; (10)FEMA map evidencing that the property lies outside the 100-year floodplain; (11)A narrative and map describing proximity of the building to major transportation routes; (12)Evidence of ownership, if building submitted by owner. Non-Owners (e.g. brokers) must provide evidence of authority granted by property owner to submit the property; and (13)Any information related to title issues, easements, or restrictions on the use of the building. Delineated Area: Submitted properties must be located within the delineated area, which is bounded by the following roads. Properties fronting any of the following roads are considered to be within the delineated area. North: Alliance Gateway Freeway, Highway 114, and Dove Road. East: Ruth Wall Street, Texan Trail, and Highway 121.
